Job Description

We are seeking a highly skilled Rental Property Leasing Expert to join our team at SM Development Corporation. As a key member of our leasing team, you will be responsible for achieving leasing revenue and collection targets, managing all leases from potential and existing clients, and marketing rental listings through various strategies.

Key Responsibilities:
  • Achieve leasing revenue and collection targets assigned by management.
  • Manage all leases from potential and existing clients, ensuring compliance with local rental regulations.
  • Market rental listings through open viewings, social media postings, virtual tours, and videos to create traction.
  • Negotiate lease terms with unit owners and tenants, coordinating contract negotiations for SMDC-owned units.
  • Coordinate lease applications, monitor submitted requirements, and ensure process compliance.
  • Respond to queries/leads, conduct property inspections, and execute new lease agreements.
  • Manage broker's commissions, coordinate expansion of brokers' network, and resolve complaints/concerns from unit owners, tenants, PMO, and brokers.
  • Foster strong relationships with customers, addressing issues in a timely manner, and participate in company activities.
  • Maintain accurate inventory and keys of assigned home properties.
Requirements:
  • Bachelor's degree in Management, Business-related courses, or HRM.
  • Leasing, Real Estate, or Sales background (advantageous).
  • Experience in local rental regulations and compliance, knowledge of rental agreements, and solution-oriented thinking.
  • Strong communication and presentation skills, customer orientation, and adaptability.
Estimated Salary:

Prediction: $45,000 - $60,000 per year based on the role's requirements and industry standards in Metro Manila.
