About the Role

The Real Estate Development Director will oversee the entire project lifecycle, from conceptualization to completion, ensuring that all projects meet our high standards of quality and profitability. This role requires strong leadership skills, excellent analytical abilities, and a deep understanding of the real estate market.

Key Responsibilities
  • Project Planning and Strategy:
    • Develop and implement comprehensive project plans, including timelines, budgets, and resource allocation.
    • Conduct thorough feasibility studies and market analysis to identify potential real estate development opportunities.
    • Define project scope, goals, and deliverables in collaboration with cross-functional teams.
  • Team Leadership:
    • Lead and manage a multidisciplinary team, including architects, engineers, contractors, and other professionals.
    • Foster a collaborative and productive working environment that encourages open communication and innovation.
    • Provide direction and guidance to team members throughout the project lifecycle.
  • Financial Management:
    • Oversee budgeting and financial forecasting for real estate projects, ensuring that all costs are accurately estimated and tracked.
    • Monitor project costs and ensure adherence to budgetary constraints, identifying cost-saving opportunities without compromising project quality.
  • Regulatory Compliance:
    • Stay informed about local zoning laws, building codes, and other regulations affecting real estate development projects.
    • Ensure that all projects comply with legal and regulatory requirements, obtaining necessary permits and approvals as needed.
  • Site Selection and Acquisition:
    • Identify and evaluate potential project sites, considering factors such as location, accessibility, and market demand.
    • Negotiate land acquisition deals and coordinate due diligence processes to ensure smooth transactions.
  • Design and Development:
    • Collaborate with architects and design teams to create innovative project concepts that meet our brand's aesthetic and functional standards.
    • Oversee the development of detailed project plans and specifications, ensuring that all aspects of the project are well-planned and executed.
  • Risk Management:
    • Identify potential risks and develop risk mitigation strategies to minimize their impact on the project.
    • Implement effective risk management practices throughout the project lifecycle, ensuring that all stakeholders are aware of potential risks and their mitigations.
  • Stakeholder Communication:
    • Communicate project progress, challenges, and milestones to internal and external stakeholders, including investors, government officials, and community leaders.
    • Build and maintain relationships with key stakeholders, fostering trust and cooperation throughout the project lifecycle.
Requirements

To succeed as a Real Estate Development Director at Filinvest Group, you should possess:

  • A bachelor's degree in business or a related field, preferably with an MBA.
  • A minimum of 5 years of experience in the real estate industry, with a proven track record of successful project development and leadership.
  • Excellent analytical and problem-solving skills, with the ability to think critically and strategically.
  • Strong leadership and interpersonal skills, with the ability to motivate and direct cross-functional teams.
  • Proficiency in project management software and tools, such as MS Project, Asana, or Trello.
Salary and Benefits

The salary range for this position is PHP 120,000 - 180,000 per month, depending on qualifications and experience. Additional benefits include:
