
Real Estate Transaction Manager

Lead all Corporate Real Estate transaction at Zone Level and support the development of the Market/Zone/GMB Real Estate Strategy and drive its implementation through high quality transactions. Overall monitoring and collaboration with all relevant function for Workplace Solution project & initiate delivery, works and responsible for all delivery and assigned projects in line with Zone Workplace Solution Strategy.
- Workplace Design & Space Planning Management
- Location information/data collection (cost, HC, SC) in order to planning for consolidation/Long Term Plan
- Operational monitoring of capacity utilization, to provide timely trigger of capacity issues and inputs for capacity projections and forecast.
- In collaboration with global workplace design team to develop and implement the standard design across different type of locations, incl. physical & graphic branding
Real Estate Transaction Management - Expertise of real estate transactions in context of Market/Zone portfolio and business drivers, and operational constraints Contribute to the evaluation, development, and prioritization of portfolio optimization opportunities with the Zone WS Lead (main driver), the WS Manager, and RESPs
- In collaboration with the Zone WS lead, and RESPs present strategic opportunities (portfolio analysis, market trends etc.) to businesses
Lead RESP (or self-perform) for the various transactions including but not limited - Land/Building acquisition, Land/Building/DC leasing and etc. Manage the real estate transactions (self-perform or in close cooperation with the selected RESPs) and the applicable Nestlé stakeholders within the Zone/Function.
- Develop strong operational partnerships with RESPs to deliver vertically integrated Real Estate services within the applicable Zone/Function
- Identify continuous improvement opportunities and implement
- Contribute to global transaction strategy, processes and methodology (incl. level of outsourcing) as well as global initiatives
- Embed NCE principles and WoW in Real Estate activities (OMP, Measures, Reviews, etc.).
- Identify continuous improvement opportunities and share mindset with RESPs
- In collaboration with the Zone WS lead and Zone Chief Engineer, ensure all office Capex-related requests are properly managed.
- Business Acumen: Understand real estate transactions in context of business portfolio, strategic direction, and operational constraints.
- Portfolio Management: Evaluate, develop, and prioritize portfolio optimization opportunities with the applicable business stakeholders.
- Presentation Skills: Effectively present strategic opportunities in a business pertinent manner to the applicable business stakeholders.
- Relationship Management: Manage real estate transactions in close cooperation with the selected service providers and the applicable business stakeholders, while applying necessary communication and reporting methodologies.
Real Estate Industry Knowledge and Experience
- Expertise with all types of real estate contract vehicles associated with real property leasing, acquisitions, and dispositions.
- Ability to assess and apply real estate market conditions and trends based on specific geographies and real estate sectors.
- Experience in understanding key negotiation drivers and tactics for real estate contract transactions. Ability to incorporate necessary leverage within a real estate deal.
- Extensive knowledge of the roles and functions of the real estate community for the applicable local region.
- Strong financial acumen and analytical skills associated with lease accounting and financial analysis, as it relates to real estate asset performance.
- Ability to assess and implement key risk management, sustainability, safety, and legal frameworks to meet the specific application of real estate contract.

Key Experiences
- Personal experience in management of complex projects and change management

- Minimum 10 years experience in the real estate industry preferably in the major commercial/industrial/retail corporate real estate areas.
- Bachelor's degree in Real Estate, Business, or applicable management/technical discipline.
- Proven ability to manage as many as 50 transactions concurrently, in conjunction with regional RESPs.
- Strong business partner collaboration and communication skills within a large corporate environment."
