Overview

The role is mainly responsible for conducting detailed insurance review and overseeing all insurance-related activity on the commercial mortgage portfolio of Manulife. This role is a servicing duty that ensures collateral property is protected from potential loss by specific hazards or from liability exposures.

Position Responsibilities
  • Collection of Insurance Policies and Certificates: Contact borrowers/insurance brokers/correspondents via email or fax to collect up-to-date insurance policies for the entire mortgage portfolio and address inadequate coverage and lapses in insurance coverage. Perform follow-ups and escalate unresponsive borrowers to the Toronto business unit as needed.
  • Insurance Policies and Certificates Review: Conduct thorough review of insurance policies and certificates to ensure validity, accuracy, and compliance with the terms of the mortgage documents. Send noncompliance notices and ensure revised certificates meet requirements to avoid lapses or inadequate coverage. Escalate to the Toronto business unit if there are pushbacks, waiver requests, or expiry within 5 days. Input and update insurance certificate information in the Enterprise/loan management system (new and renewal policies).
  • Reports Generation: Generate and review reports on a bi-monthly, monthly, and quarterly basis (e.g., insurance expiration, past due follow-up, borrower name changes, insurance escrow, watchlist, carrier rating, flood activity, no insurance, significant insurance events) and use them to support policy/certificate collection and monitoring to avoid lapses.
  • Other Activities: Perform peer quality assurance reviews; assist the Toronto business unit with mortgage servicing tasks, inquiries, and projects as needed; support efficiency improvement projects and system testing as required.
Required Qualifications
  • Bachelor's degree in Business Administration, Accounting, Finance, Economics, Mathematics, or related field.
  • At least 1 year of experience in real estate finance, credit analysis, or a mortgage environment.
  • Experience with risk management concepts related to property and casualty and financial lines insurance and claims is preferred.
  • Strong computer skills with intermediate to advanced Excel and experience with database applications.
Preferred Qualifications
  • Keen attention to detail and strong written and verbal communication skills in English.
  • Strong customer service skills, including ability to build rapport, demonstrate empathy, and outline steps to deliver good service.
  • Ability to understand and act on problems, capture and interpret basic customer information, and demonstrate problem-solving skills.
  • Ability to work under pressure, stay organized, and manage time effectively; flexibility to adapt to changing environments and work independently to meet deadlines.
