A. PURPOSE AND SCOPE Lead and oversee all tenant delivery activities within assigned area or major assets, ensuring timely, high-quality, and compliant turnover of tenant spaces. Drive operational efficiency, technical excellence, and alignment of delivery practices across projects. Supervise and mentor RDD Associate Managers and Senior Associate Managers, ensuring consistent implementation of Ayala Malls standards and procedures. Serve as the primary point of coordination among internal departments, external consultants, and tenants to achieve successful project outcomes. B. ESSENTIAL DUTIES AND RESPONSIBILITIES Manage the end-to-end delivery of tenant spaces from design approval to store turnover across multiple assets. Lead, guide, and evaluate the performance of RDD teams under assigned clusters, ensuring alignment with business goals and delivery milestones. Oversee and validate tenant design reviews, fit-out schedules, and construction activities to ensure quality and compliance. Drive coordination between RDD, Leasing, Design, Operations, and mall engineering to achieve seamless tenant delivery. Conduct regular site visits to monitor project status, address technical issues, and ensure adherence to safety and operational requirements. Develop and implement delivery strategies, schedules, and reporting mechanisms to optimize efficiency across assets. Review and approve project progress reports, completion certificates, and fit‑out trackers for submission to senior management. Manage escalated issues related to design discrepancies, construction delays, and technical conflicts; propose and implement resolutions. Ensure consistent application of RDD procedures, documentation standards, and communication protocols across all managed assets. Support the RDD Area Manager or Cluster Lead in planning budgets, manpower allocations, and performance evaluations. Lead coordination and mentoring sessions to strengthen the technical capability and operational readiness of subordinate teams. Represent the RDD department in coordination meetings and project presentations with internal and external stakeholders. Qualification: Bachelor’s degree in Architecture, Engineering, or an equivalent technical field; postgraduate or management certification is an advantage. Experience: Minimum of 7–8 years’ experience in retail construction, fit‑out management, or project delivery, including at least 4–5 years in a managerial or multi‑asset supervisory role. Skills: Strong leadership and team development skills. Extensive knowledge of retail design, construction, and delivery processes. Excellent stakeholder management, negotiation, and communication abilities. Strategic thinking and decision‑making capability under pressure. Advanced problem‑solving, risk management, and analytical skills. Strong organizational and reporting competence. Computer Skills: Proficient in Microsoft Office (Word, Excel, PowerPoint). Advanced proficiency in AutoCAD and SketchUp; familiarity with Revit is an advantage. #J-18808-Ljbffr
