Key Responsibilities:

1. Operational Management

- Oversee day-to-day operations of all properties within the cluster to ensure high standards of service and management.

- Implement and enforce company policies, procedures, and best practices across all sites.

2. Team Leadership

- Lead and mentor property managers and staff, providing guidance and support to enhance team performance and professional development.

- Foster a positive and collaborative work environment, encouraging open communication and teamwork.

3. Financial Oversight

- Prepare and manage annual budgets for each property, ensuring financial goals are achieved.

- Monitor property performance through financial analysis and KPI tracking; make recommendations for improvements as needed.

4. Client and Stakeholder Relations

- Develop and maintain strong relationships with property owners, tenants, and stakeholders.

- Address tenant concerns and complaints, ensuring timely resolution and maintaining high levels of tenant satisfaction.

5. Business Development

- Identify opportunities to increase occupancy rates and revenue across properties.

- Collaborate with the sales and marketing teams to promote properties and attract potential tenants.

6. Compliance and Risk Management

- Ensure all properties comply with local, as well as company policies.

- Conduct regular property inspections to evaluate condition and compliance, implementing corrective actions as necessary.

7. Reporting and Analysis

- Prepare and present regular reports to senior management regarding property performance, financial status, and operational challenges.

- Analyze data and trends to develop strategic initiatives for improving overall cluster performance.

8. Project Management

- Oversee property improvement projects, renovations, and capital expenditures, ensuring timely completion and adherence to budgets.

- Collaborate with contractors, vendors, and other external partners as needed for project success.

Qualifications:

Education:

Bachelor’s degree in Business Administration, Real Estate Management, Property Management, or a related field; a License and Master’s degree is a plus.

Experience:

- Minimum 7-10 years of experience in property management, with at least 3-5 years in a leadership role.

- Proven experience managing multiple properties or in a similar cluster management capacity.

- Skills:

- Exceptional leadership and team management skills.

- Strong financial acumen and analytical skills.

- Excellent communication, negotiation, and interpersonal skills.

- Proficient in property management software and Microsoft Office Suite.

Personal Attributes:

- Strategic thinker with a problem-solving mindset and the ability to make informed decisions quickly.

- Strong organizational skills with the ability to manage multiple projects and priorities effectively.

- Results-oriented with a focus on continuous improvement and operational excellence.

Working Conditions:

- Office environment with regular onsite visits to managed properties; may require some travel.

- Flexibility in hours may be necessary to accommodate property needs and meetings.
