Job Summary

Plays a key role in planning, designing, and overseeing the development of residential, commercial, and mixed-use projects. Ensure that all designs are functional, compliant with local regulations, cost-efficient, and aligned with the developer's business goals and market positioning.

Duties and Responsibilities

Project Planning & Design

  • Develop conceptual, schematic, and detailed architectural designs for property development projects.
  • Prepare master plans, site development plans, floor plans, elevations, and 3D renderings.
  • Recommend design solutions that balance aesthetics, function, budget, and market requirements.

Regulatory Compliance

  • Ensure all designs comply with the National Building Code of the Philippines, local zoning ordinances, fire code, and other government regulations.
  • Prepare and submit requirements for building permits, development permits, and other regulatory approvals.

Coordination & Collaboration

  • Collaborate closely with engineering disciplines (structural, electrical, mechanical, plumbing).
  • Work with contractors, consultants, and suppliers during design development and construction phases.
  • Coordinate with the Sales & Marketing team to ensure designs align with market demand and buyer preferences.

Construction Support

  • Review construction drawings and conduct site visits to ensure design implementation.
  • Issue architectural clarifications, site instructions, and respond to RFI (Request for Information).
  • Monitor work progress to ensure quality, adherence to design, and compliance with specifications.

5. Documentation

  • Prepare detailed architectural working drawings and specifications.
  • Maintain project records including design revisions, approvals, and updates.
  • Prepare presentation materials for management decision-making and client/stakeholder meetings.

Qualifications

  • Bachelor's Degree in Architecture.
  • Licensed Architect (RA) is preferred
  • Experience in real estate development, construction, or architectural design firms is an advantage.
  • Proficient in AutoCAD, SketchUp, Revit, or other design software.
  • Strong knowledge of local building codes and development regulations.
  • Excellent communication, project coordination, and problem-solving skills.
