Job Description: Property Manager (High-Rise Condominium – Makati)
Position Overview
The Property Manager is responsible for overseeing the daily operations, administration, financial management, safety, and maintenance of a high-rise residential condominium in Makati. The role ensures that the building is managed efficiently, residents' needs are addressed promptly, and all regulatory and condominium corporation requirements are met.
Key Responsibilities
1. Building Operations & Maintenance
- Oversee the upkeep, repair, and preventive maintenance of all common areas, facilities, and building equipment (MEPF systems, elevators, fire detection & alarm systems, generators, CCTV, etc.).
- Coordinate with engineering, housekeeping, and security teams to ensure smooth operations.
- Conduct regular facility inspections and implement corrective actions.
- Supervise contractors, service providers, and ensure compliance with service level agreements.
2. Financial & Administrative Management
- Prepare and manage the building's annual budget, operational expenses, and capital expenditure plans.
- Ensure timely billing and collection of association dues, utilities, and other charges.
- Maintain accurate records, reports, and documentation for the Condominium Corporation.
- Review and recommend contracts, procurement requests, and vendor proposals.
3. Resident & Stakeholder Relations
- Address residents' concerns, complaints, and requests professionally and promptly.
- Coordinate move-ins and move-outs, and ensure adherence to building guidelines.
- Implement communication strategies (advisories, memos, announcements).
- Support the Board of Trustees by preparing reports, attending meetings, and executing approved policies.
4. Compliance & Regulatory Duties
- Ensure compliance with Makati City regulations, national building codes, fire safety laws, DENR standards, HLURB/ DHSUD condominium requirements, and other relevant government mandates.
- Oversee building permits, licenses, fire safety inspection certificates, sanitation certificates, and other required documentation.
- Ensure safety protocols and emergency procedures are updated and executed.
5. Security, Safety & Risk Management
- Work with the security team to maintain a safe and secure environment.
- Oversee emergency readiness, disaster response planning, and safety drills.
- Identify, report, and mitigate property risks and hazards.
6. Team Leadership & Human Resource Management
- Supervise administrative staff, security teams, maintenance crews, and outsourced service providers.
- Conduct performance evaluations, training, and staff scheduling.
- Promote a culture of professionalism, responsiveness, and excellent service.
Qualifications
- Bachelor's degree in Business Administration, Property Management, Engineering, or related field.
- Minimum 3–5 years of experience in property/estate management, preferably in high-rise residential buildings.
- Strong knowledge of condominium operations, facilities management, and Philippine property laws.
- Excellent leadership, communication, and customer service skills.
- Proficient in MS Office and property management software.
- Ability to handle high-pressure situations and make sound decisions.
Preferred Skills
- Familiarity with Makati City ordinances and permitting processes.
- Background in engineering, building maintenance, or technical operations.
- Experience working with a Condominium Corporation or Board of Trustees.
- Strong financial and budgeting acumen.
Work Environment
- On-site position based in a high-rise condominium in Makati.
- May require extended hours for emergencies, inspections, or major building activities.
- Collaborates closely with residents, contractors, city inspectors, and building teams.
