Job Title: Property Accountant

Location: Makati City, Metro Manila

Reports To: Property Manager / Property Accounting Manager

Industry: Property Management

Job Summary:

We are seeking a detail-oriented Property Accountant in Makati City. The Property Accountant will be responsible for all accounting functions related to the property, including budgeting, financial reporting, accounts receivable/payable, and coordination with tenants and vendors. The ideal candidate will have experience in real estate or property management accounting, and a strong grasp of Philippine tax laws and regulatory requirements.

Key Responsibilities:

1. Financial Reporting & Analysis

  • Prepare monthly, quarterly, and annual financial statements for the property.
  • Generate cash flow reports, variance analysis, and budget performance summaries.
  • Assist in the preparation of annual budgets and forecasts.

2. Accounts Receivable & Payable

  • Monitor and reconcile tenant billings, payments, and collections (e.g., rent, utilities, CAM charges).
  • Manage billing schedules, escalate collection issues, and ensure accurate tenant ledgers.
  • Review and process vendor invoices, ensuring correct allocation and timely payment.

3. Bank Reconciliation & Treasury

  • Perform regular bank reconciliations and maintain accurate cash flow tracking.
  • Ensure proper fund management for operational needs and capital expenditures.

4. Compliance & Taxation

  • Ensure compliance with BIR (Bureau of Internal Revenue) regulations and other statutory requirements.
  • Prepare and file VAT, withholding tax, and other government-mandated reports.
  • Coordinate with external auditors and regulatory bodies as required.

5. Lease & Contract Review

  • Support lease administration by ensuring financial terms are correctly encoded and monitored.
  • Reconcile tenant accounts based on lease terms, escalations, and renewal adjustments.

6. Internal Controls & Systems

  • Maintain proper documentation and audit trails for all financial transactions.
  • Recommend and implement process improvements for better control and efficiency.
  • Use property management/accounting systems (e.g., SAP, QuickBooks, MRI, Yardi) for reporting and recording.

Qualifications:

  • Bachelor's degree in Accountancy.
  • CPA license is a plus but not required.
  • Minimum of 2-3 years of experience in accounting
  • Familiar with Philippine accounting standards, BIR compliance, and local tax codes.
  • Proficient in MS Excel and accounting software.
  • Strong attention to detail, organizational skills, and ability to meet deadlines.
  • Excellent communication skills to coordinate with property management, tenants, and vendors.
