Sr. Property Accountant

Job Summary:
The Senior Property Accountant is responsible for the accurate and timely preparation, maintenance, and reporting of the condominium's financial records. This role ensures the integrity of all financial transactions, manages billings and collections, monitors expenditures, and ensures compliance with BIR and government regulatory requirements. The position plays a critical role in supporting the financial health and sustainability of the condominium corporation.
Key Responsibilities:
1. Financial Reporting and Analysis
- Prepare accurate monthly, quarterly, and annual financial statements (Balance Sheet, Income Statement, Cash Flow Statement).
- Perform budget-to-actual variance analysis and provide financial insights to the Property Manager and Board.
- Support year-end closing activities and external audit requirements.
2. Budget Planning and Monitoring
- Assist in the preparation of the annual operating and capital budgets.
- Track expenditures and ensure alignment with the approved budget.
- Recommend corrective actions for budget overruns or cost-saving opportunities.
3. Billing and Collection
- Oversee the billing of monthly dues, utilities, special assessments, and penalties to unit owners.
- Monitor accounts receivable and prepare aging reports.
- Coordinate with the admin team and legal counsel (if necessary) for collection of delinquent accounts.
4. Accounts Payable and Disbursements
- Review and process all payment requests and check disbursements.
- Ensure proper documentation, BOD approval (if required), and accurate accounting of expenses.
- Maintain updated schedules of payables and contracts.
5. Bank and Cash Management
- Handle bank reconciliations and ensure accuracy of all deposits, withdrawals, and fund transfers.
- Monitor cash flow and maintain sufficient working capital for operations.
- Supervise petty cash disbursement and liquidation.
6. Tax and Regulatory Compliance
- Ensure timely filing and remittance of BIR-required taxes (e.g., VAT, EWT, Income Tax).
- Issue and file BIR Form 2307, 2550M/Q, 1601E, 1702RT, etc.
- Coordinate with external auditors and ensure compliance with SEC, HLURB/DHSUD, and other regulatory bodies.
7. Internal Controls and Documentation
- Maintain organized and up-to-date accounting records and financial documents.
- Implement internal controls and ensure financial policies and procedures are followed.
- Safeguard financial data and ensure confidentiality.
8. Coordination and Communication
- Coordinate with the Property Manager and other departments (engineering, admin, security) for financial matters.
- Assist in presenting financial reports during Board Meetings and General Assemblies.
- Liaise with external auditors, banks, government agencies, and suppliers.
Qualifications:
- Bachelor's Degree in Accountancy (CPA preferred but not required).
- Minimum 2–5 years of experience in accounting, preferably in property or condominium management.
- Strong understanding of Philippine accounting and tax regulations (BIR, SEC, HLURB/DHSUD).
- Proficient in accounting software (e.g., QuickBooks, Xero, SAP, or industry-specific software).
- Excellent organizational, analytical, and attention to detail skills.
- Ability to handle confidential information with integrity.
- Strong communication and interpersonal skills.
- Willing to work on-site in Mandaluyong City.
