Job Title: Village Accountant
Location: Talamban, Cebu City, Philippines
Employment Type: Full-time
Job Summary:
The Village Accountant is responsible for the financial management of the subdivision's operations. This includes budgeting, bookkeeping, financial reporting, dues collection monitoring, disbursements, and compliance with government regulations. The accountant works closely with the Village Manager and the Homeowners' Association (HOA) Board to ensure transparent, accurate, and accountable handling of the community's finances.
Key Responsibilities:
1. Financial Management & Reporting
- Prepare monthly, quarterly, and annual financial statements (Income Statement, Balance Sheet, Cash Flow Statement).
- Generate and present financial reports during HOA board meetings and general assembly.
- Monitor cash flow and provide regular updates on the association's financial health.
2. Budgeting & Forecasting
- Assist in the preparation of the annual operating budget and capital expenditure plan.
- Track budget vs. actual expenses and flag any variances.
- Provide cost projections for upcoming projects or repairs.
3. Collections & Receivables
- Monitor and record the collection of homeowners' dues, special assessments, and other fees.
- Issue billing statements and collection notices.
- Maintain an updated record of delinquent accounts and coordinate with the admin or legal committee for follow-ups or legal action if needed.
4. Disbursement & Payables
- Process payments to suppliers, contractors, and service providers with complete supporting documents.
- Ensure proper documentation and approval processes are followed for all disbursements.
- Maintain records of check vouchers, official receipts, and invoices.
5. Bookkeeping & Recordkeeping
- Maintain accurate and up-to-date accounting records using manual or computerized systems.
- Manage petty cash and prepare monthly reconciliations.
- Organize and archive financial records for audit and reference.
6. Compliance & Audit
- Prepare and file BIR-required documents such as VAT, withholding tax, and income tax returns, if applicable.
- Coordinate with external auditors for annual audits.
- Ensure compliance with government regulations, HOA policies, and accounting standards.
Qualifications:
- Bachelor's degree in Accountancy
- At least 2 years of experience in accounting, preferably in property management, HOAs, or related fields.
- Proficient in accounting software, Microsoft Excel, and other office tools.
- Strong attention to detail, integrity, and ability to maintain confidentiality.
- Good communication and organizational skills.
- Familiarity with BIR filings and Philippine taxation is a plus.
- Residing in or willing to work in Talamban, Cebu.
