Job Summary:

The Operations Manager is responsible for the day-to-day management, supervision, and smooth operation of a high-rise residential condominium in Makati. This includes overseeing maintenance, security, housekeeping, vendor coordination, regulatory compliance, resident relations, and administrative functions. The ideal candidate has strong leadership, communication, and organizational skills with proven experience managing high-rise properties.


Key Responsibilities:
  • Oversee all building operations, including maintenance, security, housekeeping, and landscaping.
  • Ensure all facilities and equipment are properly maintained and in good working condition.
  • Manage and coordinate third-party service providers, contractors, and suppliers.
  • Ensure compliance with Makati local government regulations, HLURB/ DHSUD guidelines, BFP, DOLE, and other relevant agencies.
  • Prepare and manage annual budgets, service charge collections, and financial reports in coordination with the Property Manager and Finance team.
  • Implement and enforce condominium house rules and regulations.
  • Handle resident concerns, complaints, and requests promptly and professionally.
  • Supervise and evaluate staff performance (engineering, housekeeping, admin, etc.).
  • Conduct regular inspections of common areas and facilities to ensure high standards are met.
  • Assist the Property Manager or Board of Trustees (BOT) in strategic planning and decision-making.
  • Organize and oversee emergency response plans, fire drills, and building safety measures.
  • Maintain proper documentation, incident reports, and compliance certifications.

Qualifications:
  • Bachelor's degree in Business Administration, Property Management, Engineering, or a related field.
  • At least 2–3 years of experience managing a high-rise residential condominium, preferably in Makati or other urban centers.
  • Strong leadership and team management skills.
  • Excellent communication, negotiation, and interpersonal abilities.
  • Knowledgeable in building systems (MEP), safety protocols, and property administration.
  • Familiar with Makati LGU processes, BIR, HLURB/DHSUD, BFP, and other regulatory agencies.
  • Proficient in Microsoft Office and property management software.
  • Customer-oriented and able to handle high-pressure situations calmly and effectively.

Work Schedule:

Monday to Saturday (Occasional Sunday/Holiday work as required for emergencies or scheduled activities)
