Role Summary:

The Accounting & Finance Analyst is a dynamic, independent role responsible for both the end-to-end technical accounting (bookkeeping, tax compliance) and providing critical financial analysis and reporting to management. This role is key to ensuring fiscal compliance and driving informed decision-making in our real estate rental business.

Core Job Responsibilities:

Technical Accounting & Compliance:

  • Bookkeeping & GL: Independently manage the full-cycle bookkeeping, ensuring accurate recording of all rental income and operating expenses.
  • BIR Compliance: Serve as the main contact for all tax matters. Responsible for the accurate computation, documentation, and preparation of all required BIR filings (VAT/EWT is essential).
  • Reconciliations: Perform monthly bank and general ledger account reconciliations.

Financial Analysis & Reporting:

Financial Statement (FS) Preparation & Review: Prepare timely monthly and quarterly Financial Statements (Balance Sheet, Income Statement) and conduct a thorough review to ensure the numbers accurately reflect business reality.

  • Analysis for Management: Proactively analyze key financial metrics related to property performance (e.g., occupancy rates, expense trends, profitability).Reporting & Communication: Prepare concise, clear reports and present findings to management, providing actionable insights into financial health and areas for cost optimization.

Required Qualifications and Skills:

Education: Bachelor's degree in Accounting. A Certified Public Accountant (CPA) is strongly preferred to meet the compliance and analysis demands.

Experience: Minimum of 2 to 4 years of solid experience in general accounting, with proven exposure to BIR tax compliance and financial reporting.

Technical Skills: Excellent proficiency in accounting software and advanced Excel skills (essential for data analysis). Demonstrated ability to interpret financial statements and identify trends/anomalies.

Soft Skills: Must be a highly independent problem-solver, possess strong analytical thinking, and have the ability to communicate complex financial information clearly and concisely to non-finance professionals.
