Overall Responsibility
- Building operations, service contracts, financial management
- Maximize utilization of suppliers, preferred vendors/contractors and the level of spending with Minority/Women owned Business Enterprises
- Coordinate discussions with selected vendors or suppliers regarding goal setting, performance criteria, and performance review
- Support sourcing and site managers through procurement
- Ensure compliance with JLL minimum operational audit and safety standards
- Establish relationships with client site leads, business partners such as EHS leads and FM clientele to establish trust and credibility
- Work with the Facility Manager to monitor the Experience Clean Supplier Partnership program, including meeting governance requirements and scorecard review for responsible sites.
- Work with the Facility Manager to oversee the delivery of maintenance, repair, custodial, security and other building services
- Assist in the development and management of the annual operating budgets
- Implement site-level innovative programs, processes and procedures that reduce short- and long-term operating costs and increase productivity. encourage team to be innovative in client service / problem solving
- Lead in participation of local JLL and Account innovation programs. Redeploy innovations learnt from other account teams. Demonstrate to Client JLL innovation effort
'- Plays an important role with dual responsibilities for communication and reporting
- Follows JLL reporting protocols for all commercial, costing and billing for the FM contract
-Responds to Client service-related reports / communication
-Assist Facilities Management Team with tactical planning for the team's goals and objectives
- Assists with receiving and dispatching of work requests to technical staff, vendors or other services providers
- Work order entry and monitoring; redirect work orders that are assigned to wrong vendor or location; request NTE increases and approvals
-Monitor work order SLA adherence
-Assists with the coordination, scheduling, follow-up and satisfaction of maintenance activities
- Coordinates with onsite and regional Facilities team to advance service quality and enhance the client partnership
- Provide information and direction to vendors, facilities staff and other service providers as required to ensure excellent coordination and execution of work, with minimal disruption.
Competencies and Experience
- Proficiency in a range of IT tools and platforms
-Understanding of WO System
- Customer Service Skills
- Experience in vendor management
- Strong analytical, organization, attention to detail and presentation skills
- 2-4 years in facilities management or related professional skills
- BS or Associates in facilities, property, business or related
