
Property Manager

1. Financial Management (30%)
- Prepares the Annual Operating Budget and CapEx plans.
- Ensures timely billing and collection of rent, CUSA, utilities, and other property assessments.
- Tracks cash flow, monitors expenses, and prepares monthly financial reports with the property accountant.
- Manages timely payment of trade and utility services.
- Prepares monthly performance reports and variance analysis.
- Identifies and implements cost reduction initiatives.
- Assists Corporate Accounting with property-related inquiries and vendor issues.
2. Building Operations (25%)
- Ensures property upkeep and resolves tenant concerns within SLA.
- Conducts regular property inspections and recommends maintenance or upgrades.
- Acts as Chief Fire Marshal during emergencies.
- Manages vendor contracts and ensures service quality.
- Oversees tenant move-ins/outs and coordinates space walk-throughs.
- Implements emergency preparedness and recovery strategies.
- Ensures compliance during internal and quality audits.
- Maintains regular communication and satisfaction with tenants.
3. General Administration (15%)
- Secures and renews all government permits, licenses, and taxes.
- Manages vendor contracts from Notice to Proceed through implementation.
- Develops and implements approved property policies and manuals.
- Maintains accurate property profiles and tenant records.
- Enforces House Rules and ensures timely submission of operational and financial reports.
- Ensures insurance coverage and compliance with safety and health systems.
- Coordinates manpower deployment aligned with budget and occupancy targets.
4. Engineering and Technical Operations (20%)
- Implements the Preventive Maintenance Plan and ensures proper waste management.
- Participates in Testing & Commissioning prior to building operation.
- Oversees minor repairs and subcontracted works.
- Ensures equipment reliability and performance.
- Submits periodic reports on maintenance, equipment status, and property updates.
5. High-Performing and Engaged Team (10%)
- Sets team objectives and monitors KPIs regularly.
- Provides performance feedback and mentoring to staff.
- Supervises and evaluates property personnel (Admin Assistant, Engineer, Accounting Assistant).
- Identifies skills gaps and delivers development programs for continuous improvement.
- Bachelor's degree in Business Administration, Real Estate Management, Engineering, or related field.
- At least [3] years of property management experience.
- Strong financial acumen and experience in budgeting and reporting.
- Excellent leadership, organizational, and communication skills.
- Knowledge of building systems, government regulations, and safety protocols.
