Lease Administration
Position Summary:
The Auditor – Lease Administration is responsible for reviewing Common Area Maintenance (CAM) and other facility lease charges to ensure compliance with lease agreements. This role involves analyzing, auditing, and processing landlord invoices, statements, and reconciliations related to CAM and other charges, with the goal of minimizing costs to the company and ensuring accurate payment of lease obligations.
Principal Duties and Responsibilities:
- Review Common Area Maintenance (CAM) and other facility-related charges paid to landlords.
- Analyze lease agreements to verify that charges align with contract terms.
- Process variable payment reimbursements for landlord operating expenses not covered by monthly escrows.
- Identify and report potential cost-saving opportunities to management.
- Perform analytical procedures on lease-related costs and report anomalies.
- Summarize review findings and collaborate with local teams for discussions with landlords.
- Communicate findings with internal stakeholders as necessary.
- Adhere to the company's Code of Business Conduct and all applicable policies, procedures, and regulations.
Physical Demands and Working Conditions:
- Work is performed in a general office environment.
- Requires prolonged periods of sitting and computer use (up to 8 hours per day).

Supervision:
- This position does not have supervisory responsibilities.
Education:
- Bachelor's Degree in Accounting, Finance, Business Administration, or a related field is required.
- Prior experience in Audit, Accounting, Real Estate Audit, Lease Accounting, or Lease/Contract Administration is preferred.
Experience and Required Skills:
- 2–5 years of relevant experience; or an advanced degree with no experience; or equivalent directly related experience.
- Proficient in Microsoft Excel and Word; familiarity with other business software tools is a plus.
- Strong analytical and communication skills, both written and verbal.
- Highly detail-oriented, dependable, and organized.
- Ability to interpret and understand real estate and lease terminology.
- Demonstrated ability to manage time effectively and handle multiple projects in a fast-paced environment.
- Comfortable working independently as well as part of a team.
Job Types: Full-time, Permanent
Pay: Php30, Php40,000.00 per month
