Job Summary
The Project-in-Charge (PIC) is responsible and accountable for the progress of the project. The PIC is responsible in completing the project on time, with quality and within budget by planning, organizing, and controlling the project. PIC is also responsible to the professional growth of all his subordinates through mentoring and trainings.
Duties and Responsibilities
PRE-CONSTRUCTION STAGE:
- Manage that the plans on-hand is accurate and complete based on plan review with support from Planning Dept.
- Approve and endorse the resources needed: Manpower, Procurement and Equipment to the Main office.
CONSTRUCTION STAGE:
- Manage the daily activity and ensure that the targets are met
- Manage the Performance of Admin and Contractor based on schedule, quality and budget
- Conduct Tool box meeting and pre-task planning; Ensure that tool box minutes and safety checklist are documented and organize
- Manage the materials requirement with support from Inventory Management
- Manage the Admin attendance with support from HR; Manage the contractors attendance
- Manage the equipment operation with support from Equipment Management
- Manage the quality inspections in terms of workmanship and communicate to Quality Dept.
- Manage the quality inspections in terms of materials and communicate to Quality Dept. and Inventory Management
- Approve the Certificate of Completion (COC) and issue to contractor
- Ensure that the unit endorsed to Property Management for inspection and acceptance is with quality
- Manage the construction schedule and report any variances to the Management; prepare action plans for catch up and provide solutions to any problem arises in the project
- Ensure that the project is updated in the NOAH POC consistently
- Prepare and submit the Accomplishment Report to the Management
- Approve the Billing and endorse for processing; Ensure that the contractors submit their billings on time and monitor payment update
POST CONSTRUCTION STAGE:
- Ensure that the repair works under construction warranty is completed and close out with Property Management
RELATED TO COST:
- Ensure that the project will be completed based on budget
- Prepare the close out report in reference to time, cost and quality if met
RELATED TO SCHEDULING:
- Prepare the construction programming as needed by the management
- Prepare resource planning
Qualifications
- Graduate of BS Civil Engineering or BS Architecture, Licensed.
- With at least eight (8) years of project management experience in the construction and property development industry, both horizontal and vertical.
- Has knowledge in project management, planning, and relevant government codes (building code, structural code, DHSUD guidelines, etc.).
- Has strong leadership, decision-making, and negotiation skills.
- Willing to be assigned in San Jose Del Monte, Bulacan
- Can start immediately
