The Design & Development Manager is responsible for leading the planning, conceptualization, design, and development of construction, renovation, and improvement projects within Limketkai properties. This role ensures that all architectural and structural designs meet company standards, building codes, safety requirements, and aesthetic goals. The manager oversees the entire project lifecycle—from initial design development to coordination with contractors, suppliers, and regulatory agencies.

Key Responsibilities

1. Design & Planning

  • Lead the conceptualization, design, and development of architectural, interior, and site development plans for mall and property projects.
  • Prepare and review design drawings, space layouts, and technical specifications.
  • Ensure all designs align with company standards, branding, and development strategies.
  • Conduct site assessments, measurements, and feasibility studies for new projects or renovations.

2. Project Management

  • Oversee the end-to-end design process of construction and renovation projects.
  • Coordinate with Engineering, Leasing, Operations, Mall Management, and external partners.
  • Guide designers, architects, and draftsmen in producing accurate project outputs.
  • Monitor project timelines, deliverables, and compliance to approved designs.
  • Resolve design-related issues during project execution.

3. Regulatory Compliance

  • Ensure all designs comply with building codes, fire safety regulations, BFP requirements, and local government ordinances.
  • Prepare and review documents for permits, clearances, and regulatory submissions.
  • Coordinate with consultants and regulatory agencies when needed.

4. Costing & Budget Management

  • Collaborate with Procurement and Finance in preparing project cost estimates and budgets.
  • Review quotations, material specifications, and design variations.
  • Ensure design options are cost-effective without compromising quality and safety.

5. Collaboration & Stakeholder Engagement

  • Work closely with Leasing for store/tenant fit-out requirements and technical guidelines.
  • Coordinate with contractors, consultants, and suppliers during project execution.
  • Attend project meetings, design reviews, and onsite inspections.

6. Quality Assurance

  • Conduct regular inspections to ensure designs are implemented according to plans.
  • Review as-built plans and validate compliance with approved drawings.
  • Recommend design improvements and ensure high-quality project outputs.

7. Team Leadership

  • Supervise and mentor the design team (architects, draftsmen, designers).
  • Provide technical guidance and performance direction.
  • Evaluate team outputs and ensure timely submission of deliverables.

Qualifications

  • Bachelor's Degree in Architecture, Civil Engineering, or related field.
  • Licensed Architect or Civil Engineer preferred.
  • Minimum 5–7 years of experience in design, architecture, or construction project management.
  • Strong background in mall, commercial, mixed-use, or retail development projects is an advantage.
  • Proficient in AutoCAD, SketchUp, Revit, and other design software.
  • Excellent understanding of building codes, construction standards, and safety regulations.
  • Strong leadership and communication skills.
  • Ability to manage multiple projects simultaneously.

Job Type: Full-time

Pay: Php50, Php70,000.00 per month
