GENERAL JOB FUNCTION

A Contracts Manager is responsible for overseeing all contractual aspects of construction projects, ensuring that agreements are properly negotiated, executed and adhered to. This role involves coordinating with project managers, clients, legal teams, and subcontractors to ensure that work is completed in compliance with contractual obligations, budgets, schedules and regulatory standards.

KEY RESPONSIBILITIES

  1. Contract Administration

Ø Draft, review and negotiate construction contracts (main contract, sub contracts, purchase orders)

Ø Ensure contracts are compliant with legal and company requirements

Ø Manage contract changes, variations, claims and disputes

  1. Project Coordination

Ø Work closely with project managers to ensure contract terms are implemented during project execution

Ø Monitors compliance with contract terms throughout the life cycle of the project

  1. Risk Management

Ø Identify and mitigate contractual and commercial risks

Ø Maintain risk registers and support risk reviews for on-going and new project

  1. Claims and Disputes

Ø Manager claims for extensions of time, additional costs or breach of contract

Ø Liaise with legal teams or corporate counsel for dispute resolution if required

  1. Cost and Budget Management

Ø Collaborate with Quantity Surveyors and Finance Team to monitor budgets, payments and cost forecasts

Ø Ensure financial and contractual performance aligns with business objectives

  1. Documentation and Reporting

Ø Maintain up to date records of all contractual documents

Ø Prepare regular reports for Senior Management regarding contract status, risks and opportunities

  1. Stakeholder Liaison

Ø Act as the point of contact for contract related communication with clients, subcontractors, consultants and regulatory authorities

QUALIFICATIONS and EXPERIENCE

Ø Bachelor's degree in Construction Management, Law, Engineering or related field

Ø Minimum 5 – 10 years experience in a similar role within the construction industry

SKILLS and COMPETENSIES

Ø Strong Understanding of construction contract law

Ø Excellent negotiation and communication skills

Ø Detail-oriented with strong analytical and organizational abilities

Ø Proficient in contract management software and MS Office

Ø Ability to work under pressure and meet tight deadlines

Ø Team player with leadership qualities

WORK ENGAGEMENT

Ø Based at Head Office with regular Site visits

Ø May involve travel depending on project locations

Ø Full time, with occasional extended hours during peak project phases
