Our Client is a commercial real estate investment firm that acquires and manages value-add retail properties. Based in Charlotte, NC, the firm specializes in sourcing, underwriting, and operating neighborhood shopping centers and similar assets, with a focus on long-term cash flow and strategic value creation. The Client partners with accredited investors and capital sources to deliver consistent returns through hands-on asset management and disciplined acquisition strategies.
About the Role
We are seeking a highly skilled Acquisitions & Asset Management Analyst (Real Estate) who can immediately contribute to underwriting, market research, and asset management. This role works directly with the CEO and sits at the center of the firm's investment process. Prior underwriting experience and hands-on ARGUS Enterprise and Excel cash flow modeling proficiency are required. Familiarity with NNN structures, CAM/TICAM reimbursements, and TI norms is required.
Work hours: 9 AM to 6PM EST
Work set-up: Remote
What you'll do
Acquisitions Support (Underwriting)
Underwrite potential acquisitions using Excel and ARGUS
Normalize OMs, T-12s, rent rolls, and seller-provided financials
Run sensitivity analyses for rents, cap rates, rollover, TI, and exit pricing
Analyze tenant rosters, lease structures, and competitive positioning
Prepare concise, structured summary outputs that support fast decision-making
Market Tracking (Competitive Intelligence)
Maintain clean databases of sales comps, rent comps, and submarket metrics
Use tools such as CoStar (preferred) to pull comps, demographic data, and market analytics
Track historical deals, owner patterns, broker behavior, and submarket trends
Prepare periodic market summaries to inform acquisition strategy and underwriting assumptions
Asset Management Support
Abstract leases and track key lease dates (commencement, expirations, options)
Maintain updated rent rolls and tenant economic data
Update property-level financial projections and mark-to-market analyses
Assist with TICAM/NNN reconciliation reviews and operating budget updates
Review property reports (roof, HVAC, environmental, survey) for analytical insights that improve underwriting and ongoing asset planning
What Success Looks Like (3–6 Months)
Independently underwrite new deals with accuracy and consistency
Produce clean, reliable Excel and ARGUS outputs
Maintain up-to-date market intelligence databases
Update asset models and rent rolls without prompting
Identify risks, value drivers, and market nuance quickly
Operate as a true analytical extension of Idlewood's acquisitions and asset management functions
What You Bring
3-5 years of hands-on experience underwriting commercial real estate acquisitions (retail preferred; office/industrial/multifamily acceptable)
Proficiency in ARGUS Enterprise (ASC Certification a bonus)
Strong Excel financial modeling capability
Familiarity with NNN lease structures, CAM/TICAM reimbursements, TI/LC norms, and GP/LP pref/promote structures
Ability to interpret rent rolls, T-12s, OMs, and leases accurately
Excellent written English with ability to summarize findings clearly
High attention to detail and strong organizational discipline
Ability to overlap partially with U.S. working hours
Preferred qualifications:
CoStar experience (rent comps, sales comps, submarket analytics)
Retail shopping center underwriting experience
Experience supporting acquisitions or asset management teams
Lease abstraction experience
Ability to turn underwriting outputs into clean, investor-ready summaries
Skill in drafting first-pass investment package content for capital raises
Experience assisting with investor update preparation, including extracting key metrics and drafting performance summaries
Light marketing/design sense for organizing charts, tables, and deal narratives
Basic presentation proficiency (PowerPoint, Google Slides, Canva)
Ability to translate complex financial data into simple, compelling takeaways
