
Sales and Leasing Specialist

The Sales and Leasing Specialist serves as the main contact for prospective renters, such as students, interns, and young professionals seeking furnished, shared apartments.
Responsibilities include presenting apartments, processing rental applications, assisting move-ins, and actively engaging in social media marketing and sales activities.
Reporting to the Sales Director, the ideal candidate should possess excellent communication and interpersonal skills and the ability to deliver exceptional customer service.
DUTIES AND RESPONSIBILITIES
- Support leasing and sales by generating new leads, scheduling appointments, answering incoming leasing calls, processing applications, and updating related documentation.
- Professionally present and organize apartment tours in close coordination with the field team.
- Identify and promote key features and benefits of Kapi apartments to prospective renters.
- Assist prospective residents with the completion of online applications, answer inquiries regarding properties, and return calls with site and income guideline information.
- Review incoming applications for completeness and accuracy, providing timely follow-up within 24 hours via email, phone, or other sales and marketing tools.
- Regularly post available apartments on various social media platforms to attract potential renters.
- Follow up directly with interested leads on Facebook, Instagram, LinkedIn, and other social media platforms.
- Proactively engage with relevant online groups and communities to promote Kapi apartments and generate new leads.
- Reach out to targeted social media postings and discussions to increase visibility of available apartments.
- Support implementation of marketing plans and resident retention initiatives..
- Process rental applications, update sales and leasing Google Sheets, maintain accurate leasing data, and coordinate apartment tours.
- Conduct administrative tasks such as managing lease files, updating tenant portals, and handling paperwork.
QUALIFICATIONS
- Bachelors degree or equivalent experience, preferably in sales, leasing, or property management.
- At least 2 years of experience in leasing or sales, with preference for student housing or real estate experience.
- Skilled in MS Office Suite (Word, Excel, Outlook, PowerPoint) and Google Suite.
- Exceptional interpersonal, organisational, and customer service skills.
- Proven ability in sales, lead generation, and closing leases.
- Strong attention to detail and ability to handle multiple tasks efficiently.
- Excellent written and verbal communication in English; proficiency in Chinese is highly desirable.
- Preferably with international experience or prior involvement in managing U.S.-based accounts.
