The DCX Client Services - Home-Based Property Manager - plays a vital leadership role, overseeing the daily operations of a property management enterprise. The focus is on minimizing vacancies, maximizing revenue, ensuring smooth collaboration between property management and maintenance, and delivering a positive experience for residents. This position supervises both local and remote property management staff, serves as the main point of contact for subcontractors and third-party management partners, and co-leads efforts in third-party property management, handling all operational aspects except new business development and direct client service.

WHAT YOU WILL DO

The Property Manager manages all aspects of the property management function, in accordance with

with company key performance indicators (KPIs), and has the following primary responsibilities:

  • Processing lease applications, including gathering appropriate data/documentation and determining approval based on standardized criteria.
  • Marketing each newly available unit, including determining the rental rates by reviewing local rates, internal comps, and calculating costs and other factors; advertising on various platforms; tracking interest and adjusting rent and/or creating "specials" when prudent.
  • Processing lease renewals, including the evaluation of a tenant's acceptability for renewal or non-renewal as needed, and determining the renewal rental rates for each unit by reviewing local rates, internal comps, and calculating costs and other factors.
  • Reviewing delinquent rent payments and negotiating acceptable payment plans with tenants.
  • When necessary, prepare evictions, including coordinating the logistics of filing, serving, court appearances and documentation, and negotiating acceptable payment plans, etc.
  • Managing assets along with the Construction Manager and owner through both annual and quarterly review of properties that may be candidates for renovation. This includes identifying the properties to be considered, evaluating current versus potential rent, reviewing the cost of renovation, etc. This also includes reviewing vacant lots and "teardowns" to determine when it would be beneficial to build.
  • Maintaining relationships with and processing requests for various vendor partners such as MLGW (local utilities), City Code Enforcement, AppFolio (our online platform), third-party managers, third-party clients, etc.
  • Managing the Assistant Property Manager and PM Administrative Assistants, including hiring, training, and career development.
  • Maintaining accuracy and integrity of data in the online PM platform, including adding and removing properties.
  • Aiding in maintenance workflow and communication in coordination with the Construction
  • Manager, ensuring excellent customer service while minimizing waste and unnecessary costs, including confirming lease agreement obligations of the tenants to determine if charges should be transferred to them.
  • Preparing annual, quarterly, and as-needed reports on the financial and rental status of the business, including quarterly maintenance work order review and cost evaluation, quarterly insurance review, annual property tax appeal preparations, etc.
  • Completing special projects as determined at the Annual Strategic Planning Meeting and as needed by the business owner.
  • Developing and refining processes and procedures as needed as the business grows and changes. This may include researching new products and tools.

WHAT WE LOOK FOR

  • Education: Bachelor's degree in a related field, preferred.
  • Experience: At least two years of relevant experience; Property management experience is a must, and maintenance/construction support experience is a plus.
  • Language Proficiency: Strong verbal, written, and English communication skills.
  • Working schedule: Ability to work overnight/graveyard shifts in Philippine time or within US operating hours.
  • Technical Skills:

  • Project management skills, including the ability to manage multiple projects and deadlines;

  • Reliable computer equipment that can run our many systems/apps with a high speed, reliable internet connection
  • Efficient with a computer, MS Word, Excel, Adobe Acrobat, Google Docs and Sheets, Google Voice, Zoom
  • Experience managing customer complaints and expectations
  • Experience with AppFolio or other cloud-based property management software
  • High comfort with analyzing data and high-level financial results.
