As a
Director of Facilities and Leasing,
you will lead the strategic direction, operations, and optimization of multi-site facilities while overseeing leasing, workplace design, capital projects, compliance, and vendor management across complex, high-volume environments.

The Qualifications We Seek

Education & Experience

  • Bachelor's degree
    in
    Engineering, Facilities Management, Real Estate, or related field
    (Master's preferred).
  • 10 years of progressive facilities, leasing
    , or
    real estate
    experience;
    5+ years in senior leadership.
  • Strong background in
    BPO/IT-BPM or large multinational, multi-site environments.
  • Proven success managing 50,000-200,000+ sqm portfolios and large-scale build-outs.

Your Daily Tasks

Real Estate Strategy & Portfolio Management

  • Define and execute long-term real estate strategies including expansion, consolidation, and optimization.
  • Analyze market trends, pricing, and supply pipelines within Manila and PEZA zones.
  • Provide executive recommendations on acquisitions, redevelopment, and lease commitments.
  • Monitor portfolio performance, occupancy costs, utilization, and risk exposure.

Executive Leasing Oversight

  • Lead end-to-end leasing activities including negotiations, structuring, renewals, and exits.
  • Drive high-level negotiations with landlords, developers, and brokers.
  • Ensure compliance with corporate governance and financial controls.
  • Present monthly lease exposure, escalations, and commitments to senior leadership.

Facilities Operations Leadership

  • Oversee 24/7 facilities operations across large-scale BPO campuses.
  • Establish KPIs for maintenance, security, utilities, and safety.
  • Implement preventive maintenance and sustainability programs.
  • Act as final escalation authority for critical incidents and infrastructure failures.

Capital Projects & Workplace Design

  • Direct major fit-outs, renovations, and site transitions for thousands of seats.
  • Manage internal teams and vendors to ensure timely and quality project delivery.
  • Ensure workplace design meets client specifications and employee wellness standards.

Compliance, Safety & Risk Management

  • Ensure adherence to DOLE, DTI, OSH, PEZA, and LGU regulations.
  • Oversee emergency response, crisis management, and business continuity planning.
  • Conduct audits and risk assessments to mitigate operational risks.

Financial & Vendor Governance

  • Develop and manage CAPEX & OPEX budgets.
  • Drive ROI on capital improvements with disciplined fiscal management.
  • Oversee vendor performance and compliance across security, utilities, and technical services.
  • Partner with procurement for transparent and competitive sourcing.

Leadership & Stakeholder Engagement

  • Build and lead multi-site facilities teams and outsourced partners.
  • Serve as strategic advisor to senior executives on real estate and operational risk.
  • Collaborate cross-functionally to anticipate capacity needs.
  • Represent the company in external engagements with landlords and regulators.
