A.   Position Summary

The Appraisal and Valuation officer conducts appraisal of properties for loan applications including foreclosed properties for booking as ROPA or prior to disposal.

B.   Essential Functions

1.    Conduct formal appraisals of real property based on 5As:

a.    Appraisal before loan grant - Prior to the release of loan, this unit evaluates the asset offered as collateral by the client.

b.    Appraisal before foreclosure - Prior to foreclosure, the unit assesses the property's current market value.

c.    Appraisal before acquisition, if acquired/purchased - If the Bank is considering acquiring or purchasing a property, the unit steps in to appraise it. This ensures that the purchase price matches the property's true market value, preventing the Bank from paying more than it should.

d.    Appraisal before sale - Before selling a property, the unit evaluates its adjusted book value, compare it with its market value to ensure the asking price is both fair and competitive.

e.    Re-appraisal of ROPA - The unit regularly re-appraises properties to ensure values reflect current market conditions, economic trends, and any upgrades.

2.    Evaluate properties to establish market values and property ratings using internal and external sources

3.    Make on-site visits to inspect properties and interview clients

4.    Examine variables impacting a property's value, such as comparable home sales, previous sales records, and future developments.

5.    Prepare detailed reports explaining assessment results and outlining methods used

6.    Review the property's vicinity map, layout, and floor plan to determine its valuation and needed improvements.

C. Qualifications

  1. Preferably graduate from any business-related course.

  2. At least less than 1 year of experience.

  3. Real Estate Appraiser, Licensed Real Estate Appraiser is an advantage.

  4. Knowledge of the appraisal process i.e. schedule inspection, research, application of methods and principles of property appraisal.

  5. Technically competent and trustworthy as most of the assignments are fieldwork.

  6. Must be willing to travel within a specific area or nationwide as the need arises

  7. Results-oriented

  8. Willing to adapt quickly to quick changes in direction.

  9. With good communication skills.

  10. Can manage stress well.
