a. Property Maintenance and Repairs

Inspect buildings and land regularly for maintenance need. Schedule and supervise repairs, cleaning and upkeep. Coordinate with contractors, plumber and electricians for repairs to ensure common areas are safe and functional.

b. Tenant and Occupant Management

Collect monthly dues, rental and other fees on time and to improve collection efficiency. Address tenant complaints and resolve disputes. Handles tenant move-ins and move-outs and enforce Bali Mansion rules and regulations.

c. Financial Management.

t records of all income and expenses making sure they are within the agreed BOD budget. Prepare budgets and manage operating cost and provide regular financial report to the BOD and homeowners. Ensure that all utility bills, property taxes and other service providers are paid on time.

d. Legal and Regulatory Compliance

Ensure the property complies with the local laws and regulations. Handle property registration, land and lease formalities. Manage disputes involving property encroachment and other related issues.

e. Staff Supervision

Hire and manage staffs -- grass cutter, sweepers, pool attendant, gardeners, cleaner or caretakers making sure they carried job scope properly to their assigned duties and monitor performance. Ensure that whole village cleanliness and orderliness are kept as top priority. Ensure staffs are paid and treated fairly.

f. Community Relations

Maintain good relationships with homeowners and residents. Address community issues, complaints and suggestions. Coordinate with local authorities for infrastructure or civic services.

g. Emergency Response

Respond to emergencies such as fire, flooding earthquake or any security breach. Maintain emergency list and basic disaster preparedness plans.

h. Management Projects and other assignments not limited to job scope

Propose facility and service improvement in order to upgrade property value of the village. Monitors projects assigned by BOD and make sure that allotted budget is use wisely.
