Commercial Real Estate Acquisition Specialist

The Acquisitions Analyst is a critical role within the acquisition and finance teams, responsible for providing analytical support through financial analysis, market research, due diligence, investment presentations, and pipeline management.
This position requires effective communication with the executive team, property sellers, brokers, and service providers. The ideal candidate is a self-starter who thrives in a team environment with minimal oversight.
Key Responsibilities:
- Perform financial analysis and underwriting on potential investments to ensure accurate valuations.
- Review offering memoranda and seller-provided materials such as income statements, balance sheets, and cash flows to identify key trends.
- Conduct market research and analysis for investment decision support, leveraging industry insights to inform strategic decisions.
- Prepare high-quality presentation decks to effectively communicate investment opportunities.
- Assist in property-level due diligence, including lease review, rent roll, loan documents, and coordinating with third parties.
- Perform market-level due diligence, including sale and lease comparables and investment trends.
- Organize and maintain the acquisition pipeline, ensuring timely execution of investment opportunities.
- Provide administrative support to the acquisition and finance teams, prioritizing tasks and managing multiple projects simultaneously.
Required Skills and Qualifications:
- Latin honors (cum laude or better) from a reputable university preferred.
- Bachelor's degree in real estate, finance, or accounting is a plus.
- MBA degree preferred.
- 2-5 years of experience in real estate asset management, finance, or acquisitions.
- Experience with top consulting firms or financial institutions is a plus.
- Proficiency in underwriting and analyzing real estate opportunities, with a focus on ROI, cash flow, and NOI.
- Advanced Excel modeling skills required, with ability to create complex financial models.
- Strong organizational, time management, and communication skills, with ability to work independently and as part of a team.
- Unquestionable integrity and ethics, with a commitment to transparency and accountability.
- Team-oriented mindset with problem-solving skills, able to adapt to changing priorities and deadlines.
