Overview

The Project Development Manager is responsible for overseeing project profitability and managing the full cycle of the project development process, including feasibility studies, project design & planning, project launch & implementation, turnover to clients and set-up of property management operations. The PDM champions project success by leading and working with his / her partners from Design & Construction, Finance, Sales, Marketing, Permits & Property Management to ensure timely accomplishment of milestones.

Responsibilities
  • Project Inception – Gather data necessary for competitor and market analysis; Analyze competitor and market data and recommend project concept and pricing.
  • Project Planning – Recommends ideas for project conceptualization such as product mix and sizes; Assists the Permits Group should there be problems in the acquisition of permits and licenses; Conducts financial analysis and develops a special template if needed; Spearheads project launching and uploading.
  • Project Implementation – Monitors project budget; Monitors Sales and Marketing budget; Analyzes budget data across multiple projects to determine how to minimize the overall costs of the cluster effectively; Oversees Sales and Marketing activities; Ensure timely construction progress; Attends to all sales-related inquiries to ensure a smooth booking process; Analyzes and recommends strategies to move project inventory; Inventory Management; End to end Real Estate Cycle; Can handle a one-man-show PD works.
  • Project Turnover – Monitors turnover and acceptance rates of units to clients; Assists in ensuring units are turned over timely and in acceptable condition.
Qualifications
  • Graduate of a Bachelor\'s degree in Business, Marketing, Marketing Management, Economics, Civil Engineering, and other related courses, preferably with an MBA
  • Demonstrates strong & decisive leadership skills
  • Must be highly entrepreneurial, with a strong sense of ownership
  • Must be highly analytical, strategic, organized, results-driven, resourceful, and innovative
  • Must be both task-oriented and relations-oriented
  • With experience supervising staff
  • With 5-8 years of experience in the real estate industry
  • With experience in conceptualizing projects for development, conducting feasibility studies & market research, and designing and implementing sales & marketing strategies
  • Ability to travel frequently within the assigned area as required
