The Project Development Manager is responsible for overseeing project profitability and managing the full cycle of the project development process, including feasibility studies, project design & planning, project launch & implementation, turnover to clients and set-up of property management operations. The PDM champions project success by leading and working with partners from Design & Construction, Finance, Sales, Marketing, Permits & Property Management to ensure timely accomplishment of milestones.

KEY RESPONSIBILITIESPROJECT INCEPTION
  • Gather data necessary for competitor and market analysis
  • Analyse competitor and market data and recommend project concept and pricing
PROJECT PLANNING
  • Recommend ideas for project conceptualization such as product mix and sizes
  • Assist the Permits Group if there are problems in the acquisition of permits and licenses
  • Conduct financial analysis and develop a special template if the need arises
  • Spearhead project launching and uploading
PROJECT IMPLEMENTATION
  • Monitor Sales and Marketing budget
  • Analyse budget data across multiple projects to determine how to minimize overall costs of the cluster
  • Oversee Sales and Marketing activities
  • Ensure timely construction progress
  • Attend to all sales-related inquiries to ensure a smooth booking process
  • Analyse and recommend strategies to move project inventory
  • Inventory management
  • End to end real estate cycle
  • Ability to manage a one-person PD project
PROJECT TURNOVER
  • Monitor turnover and acceptance rates of units to clients
  • Assist in ensuring units are turned over timely and in acceptable condition
QUALIFICATIONS
  • Graduate of a Bachelor's degree in Business, Marketing, Marketing Management, Economics, Civil Engineering, or related fields, preferably with an MBA
  • Demonstrates strong and decisive leadership skills
  • Must be highly entrepreneurial, with a strong sense of ownership
  • Must be highly analytical, strategic, organized, results-driven, resourceful, and innovative
  • Must be both task-oriented and relations-oriented
  • Experience supervising staff
  • 5-8 years of experience in the real estate industry
  • Experience in conceptualizing projects for development, conducting feasibility studies & market research, and designing and implementing sales & marketing strategies
  • Ability to travel frequently within the assigned area as required
