
Building Manager

Job Summary:
Performs functions relating to the management of a high-end residential property. Establishes and maintains programs for the performance of the building systems. Such programs include a routine review and inspection of the various mechanical, electrical, life safety, plumbing, and elevator equipment and include a checklist of items reviewed and relative dates of review.
Duties and Responsibilities:
- Oversees the daily operations of the building; supervises and oversees staff as well as agency-hired staff.
- Maintain business like relation with the members of the Condominium Corporation.
- Ensures the proper handling, safeguarding, monitoring and effective use of Condominium Corporation funds and assets.
- Monitors all service requests and complaints by unit owners / tenants / household staff/guests in a systematic manner in order to show the action taken.
- Oversees completion of building repairs and maintenance works.
- Ensures adherence to Condominium House Rules and Regulations, Master Deed and Declaration of Restrictions, Estate Rules and Regulation and other applicable policies in condominium management including the proper required approvals for renovations and/or alterations inside the units, restrictions and limitations on use of unit, disposition of units, mortgage and lease rules, use of recreation facilities, parking rules, elevator usage, sanitation and garbage disposal, fire safety, security and defense program, pest control services, collection procedures, insurance requirements, etc.
- Ensures compliance with all applicable government mandates such as permits, licenses, taxes, ordinances, building codes, environmental concerns, community relations, fire safety, etc.
- Recommends the refurbishment/upgrading/repair and maintenance of the building such as elevator cars/ furniture/ landscaping/ equipment/ life safety support system/and aesthetic improvements.
- Ensures that all policies, house rules, systems and procedures are in place and strictly implemented which includes issuance of maids/ drivers/ janitorial/ security/ other outside contractors identification cards and car stickers and move-in/ move-out procedures.
- Monitors delinquents, rent toll, abandonment, transfers, letters to residents, and other applicable functions.
- Prepares and monitors the Operating Expense Budget, Capital Expenditures Budget and Annual Management Plan for the building and such other formal requests as may be required by management/owner from time to time.
- Implements professional management programs such as security safety and emergency response orientation and training involving occupants of the condominium as may be required by management.
- Submit Monthly Operations and Financial Reports/ Updates for the building.
- Conduct Committee, Board and General Membership Meetings such as specified in the By-Laws or as required.
- Coordinates necessary investigation of any unusual or criminal incidents in the condominium.
- Performs/implements specific task as part of the Crisis/Emergency management plan.
- Conducts necessary biddings, evaluate proposal and recommend appointment of a dependable service contractor/suppliers.
- Assists in the Hand-over of units and in the final inspection and acceptance of common area of the building.
- Performs other duties and functions as may be assigned.
Minimum Qualifications:
- Bachelor's degree in Engineering, Business Management or a related field
- At least 5 years of experience in similar capacity
