Business Development Manager

Job Purpose

  • Lead the development of industrial projects from feasibility to opening.
  • Help generate business opportunities and develop growth strategies for the company.
  • Build strong relationships with clients.

Duties and Responsibilities

  • Conduct financial feasibilities, valuations, and market analysis for real estate developments (industrial parks, warehouses, cold storage, etc.)
  • Assist in overall project management of industrial developments.
  • Monitor project budgets, deliverables and timelines from planning, construction up to project completion.
  • Assist in preparing presentation materials, updates and reports for management and external parties.
  • Perform other business and project related functions.
  • Coordinate with various departments in preparation of plans and timely submission of pertinent documents.
  • Manage and operate industrial township developments including leasing of support facilities and parcels available for land leases.
  • Conceptualize and implement industrial township related activation and marketing initiatives.
  • Obtain relevant permits, licenses and clearances for the project and industrial township developments.
  • Conduct site evaluation for location of potential projects and help in the negotiations process until land acquisition or lease agreement; conduct legal and technical due diligence on properties as needed.
  • Provide insights about the market through research and competition analysis.
  • Oversee project planning from conceptualization, schematic design, detailed design until construction completion to ensure timely delivery of projects.
  • Conduct project financial analysis and modelling, help determine the appropriate business model and conduct sensitivity analysis of different scenarios.
  • Monitor the project budget to ensure that costs are managed efficiently to prevent cost overruns.
  • Coordinate with different project stakeholders (both internal and external), consultants and suppliers.
  • Review contracts, plans and other project-related documents and coordinate with Legal for any deal closing and/or agreement signing.
  • Present projects to the Investment Committee for approval.

Qualifications

  • Graduate of business management/administration, finance, accounting, economics or engineering.
  • At least 5 years of work-related experience.
  • With background in real estate project development and/or business development work (preferably in land acquisition, cold chain, logistics industry and/or industrial development).
  • Understand business and financial concepts and can do financial analysis/modelling.
  • Proven analytical and problem-solving skills.
  • Must have excellent communication skills.
  • Detail-oriented, organized, can handle multiple projects and do coordination work with minimal supervision.
