ACQUISITIONS ANALYST (FULLY REMOTE)

BH Properties is a privately held commercial real estate investment firm focused on value-add acquisitions in office, industrial, retail, and multi-family properties throughout the Western United States, along with investments in distressed debt and ground leases. The Company is vertically integrated, with offices in Los Angeles, San Francisco, Seattle, Riverside, Phoenix, Dallas, and Houston. It can acquire and close transactions quickly without lengthy due diligence periods. With a 30-year track record and a robust balance sheet, BH Properties structures acquisitions to meet seller needs in a competitive market. The company owns and operates approximately 10M square feet across 18 states.
Position
The Acquisitions Analyst will support the acquisition and finance teams with tasks such as financial analysis and modeling, market research, due diligence, investment presentations, and pipeline management. The role requires effective communication with the executive team, property sellers, brokers, and service providers. The candidate should be a self-starter, comfortable working in a team environment with minimal oversight.
The Acquisitions Analyst reports to the Managing Director, Acquisitions.
Location
The role is fully remote, based in the Philippines, working during US Pacific business hours.
Responsibilities
- Perform financial analysis and underwriting on potential investments.
- Review offering memoranda and seller-provided materials such as income statements, balance sheets, and cash flows.
- Conduct market research and analysis for investment decision support.
- Prepare high-quality presentation decks.
- Assist in property-level due diligence, including lease review, rent roll, loan documents, and coordinating with third parties.
- Perform market-level due diligence, including sale and lease comparables and investment trends.
- Organize and maintain the acquisition pipeline.
- Provide administrative support to the acquisition and finance teams.
Qualifications
- Latin honors (cum laude or better) from a reputable university preferred.
- Bachelor’s degree in real estate, finance, or accounting is a plus.
- MBA degree preferred.
- 2-5 years of experience in real estate asset management, finance, or acquisitions.
- Experience with top consulting firms or financial institutions is a plus.
- Proficiency in underwriting and analyzing real estate opportunities.
- Experience with quantitative evaluation and analysis (ROI, cash flow, NOI).
- Advanced Excel modeling skills are required.
- Strong organizational, time management, and communication skills.
- Ability to produce error-free work under tight deadlines with minimal oversight.
- Unquestionable integrity and ethics.
