We are seeking a highly motivated, experienced, and hands-on Property Manager / General Manager to oversee the day-to-day operations and strategic management of our property portfolio. This dual-role position requires a self-starter who can effectively manage all aspects of property operations, from tenant relations and maintenance to financial reporting and strategic planning. The ideal candidate will be a strong leader with a proven track record of maximizing property value, ensuring tenant satisfaction, and contributing to the overall success of a development firm.

Responsibilities
  • Manage all aspects of property operations for a diverse portfolio of properties (e.g., residential, commercial, mixed-use), ensuring optimal performance and tenant satisfaction.
  • Oversee tenant relations, including screening, leasing, renewals, move-ins/move-outs, rent collection, conflict resolution, and lease enforcement.
  • Develop and implement effective marketing strategies to minimize vacancies and attract qualified tenants.
  • Coordinate and oversee all property maintenance, repairs, capital improvement projects, and preventative maintenance programs, utilizing in-house staff or external vendors.
  • Conduct regular property inspections to ensure compliance with safety standards, lease agreements, and aesthetic upkeep.
  • Manage vendor and contractor relationships, including selection, negotiation of contracts, and supervision of work to ensure quality and budget adherence.
  • Respond to and resolve property emergencies efficiently and effectively.
  • Identify opportunities for property value enhancement, operational efficiencies, and cost-saving measures without compromising quality.
  • Monitor market trends, competitive landscapes, and regulatory changes to inform property strategy and pricing.
  • Assist in the due diligence process for potential new acquisitions or development projects, evaluating operational feasibility and financial projections.
  • Act as a primary point of contact for property owners/principals, providing regular performance updates and strategic recommendations.
Qualifications
  • Minimum of 5-7 years of progressive experience in property management, with at least 3 years in a leadership or general management capacity, preferably within a property development or small portfolio management environment.
  • Must be willing to report directly to the board of directors
  • Must be willing to work onsite in Pasig
