Group Asset Management Manager

Management (Manufacturing, Transport & Logistics)

Responsible for the management of all Company Assets to include land, office and plant buildings, plant equipment and handling equipment, company service vehicles, office furniture and fixtures, mobile phones, computers, office supplies etc.

Duties & Responsibilities:

• Maintains an updated record of all Company Assets owned by the Philsteel Group ( Land, Office and Plant Buildings, Company Service Vehicles, office furnitures and fixtures, computers, etc.) complete with classification, working condition, book value / market value of the fixed asset, and assigned custodians.
• Classifies Company Assets into moving vs non- moving assets, productive vs non-productive assets, etc.
• Conducts Annual Valuation of Assets through 3rd Party providers in order to determine the market value of fixed assets.
• Coordinates with Local Assessors and ensures that assessment of Real Estate Taxes are correct.
• Coordinates with the Comptrollers and ensures that payment of Real Estate Taxes are done on time.
• Evaluates the working condition of assets and coordinates with Office Admin., MIS, Building Admin. or Engineering for repairs and maintenance if needed.
• Evaluates what assets are for disposal and gives recommendation to EXCOM on what idle, non-productive assets will need to be disposed.
• Handles Disposal of Assets ensuring that proper documentations are done and that payment of applicable taxes for the sale of properties are made.
• Solicits bidding from buyers, conducts bidding in coordination with Audit department and supervises implementation of actual disposal.
• Maintains the Fixed Assets Database and ensures that all new issuance (APR), transfers (PTR) and disposal (RFDA) of assets are well documented.
• Monitors the conduct of cycle counts and annual inventory count and reconciles these with the Fixed Assets Database.
• Maintains an asset list of Assignees per employee, per department, per company
• counter checks return of Company Assets before clearance is given to resigned employees.
• Monitors, documents and records inter-department/inter-company transfers of company assets.
• Prepares the Budget for Asset Management Department.
• Conducts site/property inspections as needed.
• Coordinates with the Plant Waste Management Manager on the inventory of scrap and waste materials at all plants and documents/ records the disposal of these.
• Submits asset inventory reports to EXCOM on a monthly basis.
• Develops Policies & Procedures on Asset Management and ensures that these are implemented properly.

QUALIFICATIONS:

• Must be an Engineering Graduate, preferably Civil Engineering. A Masters Degree or MBA will be an added advantage.
• Experience:
• Must have gained at least twenty (20) years of work experience in the management of Company Assets (from acquisition, recording, maintenance, until disposal).
• With exposure to Real Estate and Property Management.
• Must know market value of Land and other real estate properties.
• With working knowledge of documents to be prepared such as Deed of Sale, Lease Contracts and Tax Declarations.
• Must have good network with Real Estate Developers, Real Estate Brokers, Property Estimators, and Local Government Units/ Assessors Office.
• Must be analytical and a good negotiator.
• Must be highly organized and systematic.
