Job Scope

  1. Leasing Execution & Tenant Acquisition

  2. Implement leasing strategies to achieve high occupancy rates and rental income targets.

  3. Identify, negotiate, and secure suitable tenants that align with the mall's brand positioning with close coordination the Brand Acquisition unit
  4. Manage the full leasing cycle from prospecting to contract execution; conduct oculars and negotiation of lease terms, rental rates, and contract agreements.
  5. o Checks and conducts pre-screening of Merchant's application and initial requirements.
  6. Conduct local market research to identify new tenant opportunities and assess competitor performance.
  7. Close coordination and alignment with Asset Management as they manage lease renewals, relocation and expansion.

  8. Leasing Strategy, Tenant Mix Optimization & Mall Positioning

  9. Ensure an optimal tenant mix that enhances customer experience and drives foot traffic.

  10. Collaborate with the leasing strategy team to align leasing activities with the mall's positioning.
  11. Monitors merchant performance, lease-out rate, occupancy rate, profitability and business growth in his/her geographic area of responsibility and recommend replacements or upgrades where necessary.
  12. Work closely with marketing teams to support promotional activities that benefit tenants.
  13. Assist Leasing Cluster Lead to develop and implement leasing plans aligned with the mall's positioning and target market.
  14. Checks and reviews gap analysis and category analysis which shall be used in the evaluation of merchant replacement, termination or renewal.

  15. Revenue Growth & Rental Performance

  16. Drive rental revenue growth through effective lease negotiations and pricing strategies.

  17. Ensure rent collections are timely and follow up on delinquencies to reduce arrears.
  18. Monitor rental escalations, incentives, and lease terms to optimize financial performance.
  19. Prepare reports on occupancy rates, rental income, and leasing performance metrics.

  20. Tenant Relations & Customer Service

  21. Serve as the primary point of contact for tenants regarding leasing concerns.

  22. Conduct regular tenant meetings to address issues and support their business performance.
  23. Foster strong tenant relationships to ensure long-term lease commitments.
  24. Assist in resolving tenant disputes related to lease terms, payments, or compliance issues.
  25. Work with mall operations teams to address tenant concerns and improve overall mall operations.

  26. Local Market Engagement & Competitor Analysis

  27. Stay updated on local market trends, emerging retail brands, and competitor leasing strategies.

  28. Engage with local businesses and brokers to attract new tenants.
  29. Provide insights on consumer behavior and spending patterns to guide leasing decisions.

  30. Stakeholder Management & Reporting

  31. Close coordination with Technical team and Asset management team for technical requirements of prospect tenant (Utility provisions, cut-up, operating hours, etc)

  32. Consultant for the study, review and recommends policies, procedures, lease/rental rate/price and trends that will increase, improve and maximize merchant occupancy as well as profitability of Ayala Malls.
  33. Presenting and recommendation of options for assigned mall vacant, near expiring spaces to the Leasing Council.
  34. Presentation and pitching to prospect tenants and merchants
  35. Preparation of leasing monitoring and forecasting reports

Description: Drive rental income through effective negotiations and pricing strategies.

Expected outcome: Achieve target rental revenue growth.

  1. Tenant Relations & Customer Service

Description: Maintain strong relationships with tenants and address their concerns effectively.

Expected outcome: High tenant satisfaction and lease renewal rates.

  1. Team Leadership & Stakeholder Collaboration

Description: Leading the leasing team and collaborating with internal and external stakeholders.

Expected outcome: High employee engagement and retention of key talents; effective cross-functional coordination.

  1. Market Intelligence & Competitor Analysis

Description: Stay informed on market trends and adjust leasing strategies accordingly.

Expected outcome: Provide quarterly market reports and recommendations to Leasing operations.

  1. Performs other management-mandated functions.

Job Type: Full-time

Pay: Php50, Php80,000.00 per month
