The Building Supervisor is responsible for the day-to-day operations and upkeep of assigned properties. This role ensures that facilities are safe, clean, secure, and well-maintained, while also serving as the on-site point of coordination for tenants, contractors, and management.

Key Responsibilities

  1. Facility Operations & Maintenance

  2. Conduct daily inspections of common areas, utilities, and building systems (e.g., elevators, HVAC, lighting, plumbing).

  3. Ensure cleanliness, safety, and security standards are met.

  4. Monitor and coordinate preventive maintenance schedules.

  5. Contractor & Vendor Coordination

  6. Supervise outsourced services (janitorial, security, landscaping, technical contractors).

  7. Verify completion and quality of work.

  8. Escalate issues to Property Manager as needed.

  9. Tenant Support (Non-Financial)

  10. Receive and log tenant service requests (maintenance, repairs, utilities).

  11. Coordinate quick response with contractors or in-house maintenance staff.

  12. Provide courteous communication and updates to tenants regarding service requests.

  13. Compliance & Safety

  14. Ensure building compliance with local safety, fire, and health regulations.

  15. Maintain incident reports and ensure corrective actions are taken.

  16. Assist in emergency preparedness (e.g., fire drills, evacuation plans).

  17. Reporting & Administration

  18. Maintain daily activity logs and incident reports.

  19. Report recurring issues and building conditions to the Property Manager.
  20. Recommend improvements for efficiency and tenant satisfaction.

Qualifications

  • At least 3–5 years of experience in property/facilities management, engineering, or related field.
  • Strong knowledge of building systems (electrical, mechanical, plumbing, HVAC).
  • Good coordination and people management skills (especially with contractors).
  • Basic computer skills for logging reports and service requests.
  • Ability to respond to emergencies promptly and professionally.

Job Types: Full-time, Permanent

Pay: Php25, Php30,000.00 per month
