Job Title: Senior Property Accountant

Location: Bicutan, Parañaque City, Metro Manila

Employment Type: Full-Time

Reports To: Property Manager / Finance Manager / General Manager

Job Summary:

The Senior Property Accountant is responsible for managing the full-cycle accounting and financial operations of a high-rise residential condominium located in Bicutan, Parañaque. The role ensures accurate financial reporting, effective budget management, and compliance with government regulations. This position supports the Property Management team and coordinates closely with the Board of Trustees to maintain financial transparency and operational efficiency.

Key Responsibilities:

Financial Reporting & General Accounting

  • Prepare accurate and timely financial statements (monthly, quarterly, annually) for presentation to the Property Manager and Board of Trustees.
  • Maintain and update general ledgers, journal entries, and account reconciliations.
  • Prepare monthly cash flow statements and bank reconciliation reports.
  • Manage all accounting records, reports, and documentation in compliance with accounting standards and internal policies.

Budgeting & Expense Monitoring

  • Assist in preparing the annual operating budget, capital expenditure plan, and reserve fund forecasts.
  • Track actual expenses against the budget and report variances, providing analysis and recommendations.
  • Monitor and control disbursements and ensure proper classification of expenses.

Billing & Collection Oversight

  • Supervise preparation and issuance of billing statements for association dues, utilities, and other fees to unit owners.
  • Monitor accounts receivable and ensure timely collection of dues.
  • Collaborate with the Admin team to implement collection policies and manage delinquent accounts.

Regulatory Compliance & Audit Support

  • Ensure compliance with all local and national tax and accounting regulations (e.g., BIR, SEC if applicable).
  • Prepare and file necessary tax returns and assist with annual audits.
  • Coordinate with external auditors, providing required reports and documentation.

Internal Controls & Systems

  • Implement and monitor internal controls to safeguard condominium funds and assets.
  • Recommend and assist in improving accounting systems and procedures.
  • Ensure accuracy and security of all financial data and records.

Board & Stakeholder Engagement

  • Present financial reports and analysis during Board meetings and Annual General Meetings (AGMs).
  • Respond to financial inquiries from the Board, management, and unit owners in a timely and professional manner.

Qualifications:

  • Bachelor's degree in Accountancy, CPA is an advantage but not required.
  • Minimum of 2- 5 years of accounting experience
  • Strong understanding of Philippine accounting standards, BIR compliance, and condominium corporation accounting.
  • Proficiency in accounting software.
  • Excellent attention to detail, organizational skills, and problem-solving abilities.
  • Strong communication skills, both verbal and written.
  • Willing to be based onsite in Bicutan, Parañaque City.
