Job Title: Senior Property Accountant

Location: High-Rise Condominium – Bicutan, Parañaque

Employment Type: Full-time | Office-based

Reports to: Property Manager / Finance Manager


POSITION SUMMARY

The Senior Property Accountant is responsible for overseeing the full set of accounting functions of a high-rise condominium in Bicutan, Parañaque. This role ensures accurate financial reporting, compliance with Philippine accounting and BIR requirements, timely billing and collection, and strong financial controls. The Senior Property Accountant works closely with the Property Management Office (PMO), the Board of Trustees, auditors, and external partners to support the property's financial stability and operational needs.


KEY RESPONSIBILITIES
1. Financial Reporting & General Accounting
  • Prepare and analyze monthly financial statements, including the Balance Sheet, Income Statement, Cash Flow Statement, and supporting schedules.
  • Maintain an accurate general ledger and ensure all transactions are properly recorded.
  • Perform monthly closing activities, adjusting entries, amortizations, and accruals.
  • Conduct variance analysis and provide explanations for budget vs. actual results.
  • Assist in the preparation of the annual budget and financial forecasts.
2. Billing, Collection & Accounts Receivable
  • Oversee monthly billing of association dues, penalties, utilities, parking fees, and other condo charges.
  • Monitor and reconcile unit owner accounts and prepare delinquency reports.
  • Coordinate with PMO staff regarding demand letters, collection follow-ups, and legal escalation when needed.
  • Reconcile payments from banks, online payment channels, and in-office receipts.
3. Accounts Payable & Expense Management
  • Review vendor invoices and ensure completeness of supporting documents (OR, CV, PO, DR, BIR forms).
  • Process disbursements while ensuring accuracy and compliance with internal controls.
  • Monitor contracts, service agreements, and utility bills for proper billing and payment timelines.
  • Prepare monthly AP aging and expense analysis.
4. Banking, Cash Flow & Reserve Fund Management
  • Prepare monthly bank reconciliation for operating, reserve, and payroll accounts.
  • Monitor daily cash position and ensure availability for operational and capital expenditures.
  • Track reserve funds, capital expenditures, and Board-approved projects.
  • Ensure proper segregation and documentation of reserve fund usage.
5. Compliance, Tax & Audit
  • Handle BIR compliance, including preparation and filing of withholding taxes (1601-EQ, 0619-E), and issuance of 2307 certificates.
  • Coordinate with external auditors and prepare year-end audit schedules.
  • Maintain proper documentation aligned with PFRS and condo corporation regulations.
  • Ensure compliance with relevant government regulations (SEC, BIR, LGU).
6. Coordination & Operational Support
  • Work closely with the Property Manager, Building Admin, and Engineering for operations-related accounting.
  • Provide financial reports for Board of Trustees meetings and Annual Members' Assemblies.
  • Support insurance claims processing, capital project monitoring, and vendor evaluations.
  • Assist in policy development for finance and internal control procedures.

QUALIFICATIONS
  • Bachelor's degree in Accountancy, Finance, or related field.
  • Minimum 2–5 years of accounting experience
  • Strong knowledge of Philippine accounting standards, BIR requirements, and condominium financial operations.
  • Proficiency in MS Excel and accounting software (e.g., QuickBooks, Xero, SAP B1, or property management systems).
  • Excellent analytical skills, attention to detail, and ability to meet tight deadlines.
  • Strong communication and interpersonal skills for working with PMO teams and homeowners.
