Job Summary:

We are looking for a dynamic and results-oriented Sales Manager to lead and manage the entire real estate sales process—from lead generation to turnover. This role is responsible for developing and maintaining the sales pipeline, ensuring documentation compliance (especially Pag-IBIG-related), managing collections related to sales, and leading the sales team to consistently meet or exceed targets. The ideal candidate will have a strong background in real estate sales and financing, excellent leadership abilities, and a deep understanding of loan documentation requirements.

Key Responsibilities

  1. Sales Pipeline Management

Oversee and manage the end-to-end sales funnel: lead generation → reservation → documentation → loan approval → orientation/turnover.

Coordinate with marketing teams for sales promotions, lead generation strategies, and social media campaigns.

Monitor KPIs at each stage of the sales pipeline through regular reporting and dashboards.

Use data and performance metrics to continuously refine and improve sales processes.

  1. Sales Operations & Reporting

Direct and supervise the sales of housing and condominium units across multiple projects.

Prepare and analyze sales performance reports, conversion metrics, and forecast data.

Set and review individual and team sales targets, providing coaching and performance feedback as needed.

  1. Documentation & Loan Compliance

Ensure timely collection, checking, and submission of client documentation, especially those related to Pag-IBIG and bank financing.

Maintain regular coordination with Pag-IBIG and bank officers to track application statuses and resolve issues.

Implement and monitor SOPs for loan and documentation processing.

Provide ongoing training to the sales team on updated financing processes and compliance protocols.

  1. Account Management & Collection

Monitor billing, collection, and payment schedules for clients, particularly under in-house financing and move-in fees.

Coordinate with the accounts team to ensure timely collection and follow-ups.

Generate reports on collections performance vs. targets.

  1. Team Leadership & Coordination

Lead and mentor the sales team to meet monthly and quarterly targets.

Promote interdepartmental collaboration, particularly with documentation, accounts, and marketing units.

Facilitate regular team meetings to review performance, challenges, and strategic initiatives.

  1. Client Relationship Management

Serve as a main point of contact for clients from reservation to unit turnover.

Address client concerns related to financing schemes, payment schedules, or project updates.

Provide clear guidance on the loan process and manage expectations throughout the buyer journey.

Qualifications:

Bachelor's degree in Business Administration, Real Estate, Marketing, or related fields.

Minimum of 3–5 years of experience in real estate sales or sales management.

Strong familiarity with Pag-IBIG housing loan processes and documentation requirements.

Proven ability to lead and develop sales teams.

Proficient in CRM tools (e.g., Salesforce), MS Office, and data reporting tools.

Strong organizational, communication, and interpersonal skills.

Preferably a License Broker.

Willing to travel to project sites as needed.
