The Maintenance Staff is responsible for the daily upkeep and general maintenance of the co-living facilities, ensuring a safe, clean, and fully functional living environment for all residents. The Employee is expected to carry out all maintenance tasks as instructed and maintain coordination with the Admin Office for any third-party services required.

KEY DUTIES AND RESPONSIBILITIES

a. Generator Maintenance

  • Conduct weekly preventive maintenance and operational testing.

  • Promptly report irregularities or issues to the Admin Office for third-party check-ups or intervention.

b. Sewage Treatment Plant (STP)

  • Monitor and maintain the operation of the STP to ensure efficiency and compliance with environmental standards.

  • Report to Admin when siphoning or servicing is necessary.

c. Electrical Systems

  • Inspect electrical wiring, lighting, and connections throughout the premises to ensure safety and operational compliance.

  • Address minor electrical concerns; escalate major issues to management for third-party action.

d. Air Conditioning and Appliances

  • Check and maintain all AC units and appliances in residents' rooms on a regular basis.

  • Respond promptly to related maintenance requests.

  • Coordinate with the Admin Office for scheduled preventive maintenance (PM) from third-party service providers.

e. General Maintenance Duties

  • Perform regular facility inspections to identify and report needed repairs.

  • Assist in installing, repairing, or replacing co-living fixtures, furniture, and equipment.

  • Ensure all items are clean, secured, and in good working condition.

f. Emergency Repairs

  • Respond immediately to urgent repair requests, including plumbing, electrical, and other general concerns.

  • Be available for on-call emergency maintenance duties outside regular hours when scheduled.

g. Documentation and Reporting

  • Maintain accurate maintenance logs, including PM records, repair histories, and inventory reports.

  • Submit timely updates and reports to management regarding ongoing or unresolved issues.

h. Other Co-Living Related Tasks

  • Assist in room turnovers by addressing maintenance-related issues before new occupants move in.

  • Coordinate with janitorial and front desk staff during scheduled deep cleaning days or pest control.

  • Support waste segregation efforts and recycling initiatives promoted within the co-living facility.

  • Participate in fire drills or emergency preparedness activities organized by the management.

  • Help ensure that all common areas (lounges, hallways, stairs, elevator, and gym) are regularly inspected for repairs or hazards.

  • Monitor supplies and materials related to maintenance tasks and report when restocking is required.

  • Assist the Admin Office with setup or support for in-house events or community activities when required.

  • Report any unusual behavior, unauthorized occupants, or damage caused by residents that may compromise safety or property.

WORK SCHEDULE

The Employee shall follow a work schedule set by the Employer, including participation in rotating on-call shifts for emergency concerns.
