What You'll Be Doing
- Managing dozens of legal partners.Our evictions are handled through local third party attorneys. As the Evictions Coordinator you will be managing 10+ different legal partners across our markets. You will be responsible for holding each of your partners accountable to ensure we are getting our cases through as quickly as possible.
- Leading the way with all things related to evictions in your assigned markets.You will be assigned specific markets and you will be responsible for handling evictions in those markets. You will help build a best in class operation in each of your markets. You will know everything there is to know about your markets and local eviction rules, and if you don't know it you will figure it out.
- Eviction Coordination. You will be responsible for filing for eviction with local counsel, helping tenants understand their options, negotiating settlements, coordinating court witnesses and eviction set outs with the appropriate field and local authorities as necessary.
- Creating and executing on documented processes to deliver results. To successfully manage over 10,000 residents it's vital that we have a clearly documented process for everything from how we collect rent to how we handle evictions. You will define, document and implement these processes to deliver phenomenal results. We are not looking to be average or even good.
- Notices.You will be responsible for knowing when and how to use appropriate notices to get the best results with our residents, within the constraints of local laws.
- Technology.We are very much a technology company and you will be using Salesforce, Buildium and more on a daily basis. Your success in this role will largely be dependent on how organized you are and how effectively you work with technology. You will be responsible for ensuring that Salesforce is updated with the most current information from our attorneys regarding eviction matters.
- Representing the Fund. In many cases you may be the first interaction an eviction attorney or local jurisdiction has with American Avenue and we want it to be a great one. You will represent the fund as the true professional you are.
Performance measured in part by these KPIs:
- Avoiding Eviction:You will work closely with your attorney partners, internal collections specialist, and residents to try to come to a successful resolution without going through the entire eviction process. Eviction is bad for all parties and we want to avoid it whenever possible.
- Eviction Rate:If we are going through with the eviction we want to be successful the first time. Your job is to ensure our attempted evictions are successful.
- Time to Eviction:Your job is to complete the eviction in the shortest amount of time possible. The fewer days someone is in eviction the better we all do.
- Cost Per Eviction: Evictions are expensive. Your job is to help get these costs down.
- Attention to Detail. When it comes to evictions and working with the courts every detail matters. You have a strong attention to detail and never miss a date. You believe in documenting EVERYTHING.
- Eviction Experience. You know the eviction process inside and out because you have put in the time and effort to understand it. You have managed evictions across multiple US jurisdictions and understand there are many nuances. You have experience building processes and automation to create a win-win-win between landlord, resident and local jurisdictions.
- Proactive Mindset. You have a very strong bias towards action.
- Grittiness. You never hesitate to roll up your sleeves and tackle something hands-on. You persevere when others fall away.
- Technology is your tool. If you struggle with technology this is probably not the role for you. You will primarily be using Salesforce.
- Process driven.You understand the importance of having a clearly outlined process and the importance it plays in a high volume role. You don't just follow a process, you help define it.
- Top Level Producer. You produce. No matter. You have consistently shown yourself to be one of the top producers in whatever you are doing.
