The Building Engineer is responsible for the operation, maintenance, and repair of all building systems and equipment to ensure optimal performance, safety, and compliance with company standards. This includes overseeing HVAC, electrical, plumbing, and mechanical systems, as well as coordinating preventive maintenance programs and supervising technical staff or contractors when necessary.

1. Building Operations and Maintenance

  • Perform routine inspection, operation, and maintenance of building systems including HVAC, electrical, plumbing, fire protection, and mechanical systems.
  • Ensure all equipment and facilities are operating efficiently and safely.
  • Conduct preventive maintenance as scheduled and recommend necessary corrective actions.
  • Monitor building utilities (electricity, water, etc.) and recommend ways to reduce operational costs.

2. Technical Support and Troubleshooting

  • Respond promptly to maintenance requests and resolve technical issues.
  • Diagnose equipment malfunctions and perform minor repairs or adjustments.
  • Coordinate with contractors for major repairs, installations, or upgrades.

3. Safety and Compliance

  • Ensure compliance with local building codes, safety regulations, and environmental standards.
  • Maintain proper documentation of maintenance activities, inspection reports, and permits.
  • Implement and enforce safety policies and emergency procedures within the property.

4. Coordination and Supervision

  • Supervise and guide maintenance personnel, technicians, and outsourced service providers.
  • Coordinate with Property Management on operational concerns, budget planning, and improvement projects.
  • Support tenant move-in/move-out activities and address building-related concerns.

5. Reporting and Documentation

  • Prepare periodic reports on building conditions, maintenance schedules, and energy usage.
  • Keep accurate records of maintenance logs, equipment manuals, and warranties.
  • Recommend upgrades, replacements, and improvements to enhance building performance.
