Job Summary:

The Project Development Manager leads and oversees the full cycle of real estate development projects—from conceptualization and feasibility to construction and turnover. The role involves strategic planning, financial analysis, coordination with key stakeholders, and management of the project development team to ensure projects are delivered on time, within budget, and aligned with company objectives.

This position requires extensive experience in condominium and mixed-use developments, leadership in cross-functional coordination, and strong business acumen.

Key Responsibilities:

  • Lead the conceptualization, feasibility, planning, and implementation of condominium and mixed-use projects
  • Oversee financial studies, market analysis, and project viability assessments
  • Manage and evaluate the performance of consultants, contractors, and project teams
  • Ensure project designs, budgets, and schedules align with company goals and financial targets
  • Review and approve development plans, contracts, and permit applications
  • Supervise and guide Project Development Officers and staff involved in project coordination
  • Liaise with regulatory agencies (HLURB/HSAC, LGUs, BIR, DENR, etc.) for compliance and approval
  • Coordinate with the Construction, Sales, Marketing, and Property Management departments for project launch and turnover
  • Monitor project progress, identify risks, and implement corrective actions
  • Present regular progress and financial reports to senior management and stakeholders

Qualifications:

  • Bachelor's degree in Civil Engineering, Architecture, Urban Planning, or related field; Master's degree in Business or Project Management is an advantage
  • Minimum of 3–10 years of solid experience in real estate project development, with a focus on condominium or vertical projects
  • Proven leadership and project management skills
  • Strong analytical, financial modeling, and problem-solving abilities
  • Excellent stakeholder management and communication skills
  • In-depth knowledge of government regulations, permitting, and property development standards
  • Proficient in MS Office and project management software (e.g., MS Project, Primavera)
  • With valid driver's license; field and site visits required

Job Type: Full-time
