Maintenance Technician

I. JOB SUMMARY

The Maintenance Technician is responsible for keeping all equipment in good working condition with routine and preventive maintenance to ensure safety and security management.

II. PRINCIPAL DUTIES AND RESPONSIBILITIES

1. Facilities Management

· Understands and implements facilities/equipment policy manual, service standards, standard operating procedures, and related documentation.

· Promptly acts on work orders submitted by the Housekeeping / Front Office Department.

· Works with the Executive Housekeeper in executing projects related to floor care and routine maintenance of public spaces, guest rooms and back of the house areas.

· Submits to weekly walk through with the General Manager and Executive Housekeeper.

· Implements effective Energy Management programs as directed.

· Attends and acts to guests repair requests.

· Ensures compliance with all safety and security requirements by the company, health department and fire department.

· Reacts quickly to safety hazards identified and does not hesitate to correct them.

· Logs and acts immediately to emergency situations.

· Meets maintenance financial standards by providing annual budget information; monitoring expenditures; identifying variances; implementing corrective actions.

· Maintains maintenance inventory and requisition parts and supplies as needed.

· Visually inspects tools, equipment, or machines. Knows how to use hand tools.

· Maintains and communicates an up-to-date body of knowledge regarding proper use of maintenance equipment. Conducts scheduled cleaning maintenance to equipment.

· Identifies, locates, and operates all shut-off valves for equipment and all utility shut-offs of the building.

· Communicates each day's activities and problems that occur using the approved communication programs and standards.

· Displays basic knowledge or ability in the following categories: air conditioning and refrigeration; electrical, mechanical, plumbing, electronic systems and controls, carpentry and finish skills, energy conservation, and/or general building.

· Tests, troubleshoots and performs basic repair on all types of equipment, plumbing, electrical components including lamps, extension cords, vacuum cleaners, replace electrical switches and outlets, and other guestroom items.

· Uses lockout/tag-out system before performing any maintenance work.

· Ensures completion of all routine maintenance on guest rooms, public spaces, back of the house spaces and grounds.

· Improves function and reliability of facility systems and associated equipment by studying performance results; identifying, recommending, and implementing changes, expansions, and additions.

2. Safety and Security Management

· Conducts daily inspection to public areas, back of the house (power rooms, water tank and pumps area and etc.)

· Follows and implements all company safety and security policies and procedures; report any maintenance problems, safety hazards, accidents, or injuries, complete safety training and certifications; and properly store flammable materials.

· Acts immediately in cases of hazardous/ or emergency conditions.

3. Other Responsibilities

· Updates job knowledge by participating in educational opportunities; reading technical publications.

· Responds in a courteous manner to guest questions, complaints and/or requests.

· Completes all necessary reporting and documentation as required.

· Understanding, continuing update and compliance of the relevant policies, procedures and service delivery standards of this position.

· Understanding, continuing update and compliance of the human resources policies, procedures and code of conduct; while promoting management, team and cross department support, leadership, professionalism and good relations.

· Performs other related duties and functions assigned by the Executive Housekeeper or by the General Manager.

Job Type: Full-time

Pay: Php15, Php16,000.00 per month

License/Certification:
