POSITION SUMMARY The Supervisor, Guest Rooms is responsible forpreserving the asset and providing a quality customer experience which includesmanaging service requests in a timely manner. This position will direct andperform the day -to -day operations and supervision of the projectmanagement/guest rooms maintenance team, in -charge with the preventative andcorrective maintenance of the entire hotel property, interior and exterior, andthe development. This will include: providing direction, technical analysis and/or resolution of engineering problems. distribution of work, plan and monitorpreventative maintenance, employee morale and performing daily maintenance,performance management, maintaining certain health and safety regulations andimplement and monitor safety programs and practices. Overall JobResponsibilitiesActively participate objective setting, development plans and performance review of department.Prepare reports, analyze data, and make recommendations on property operations improvements, expansions of the property and resolution to maintenance -related problems, unusual findings, or safety hazards.Initiate and carry out Capital Expenditure projects within the provided budget and timeline.Supervise the property maintenance program based on best practices in the industry, with an emphasis on predictive and preventive maintenance.Supervise grounds works to ensure that work techniques, quality assurance standards, department policies and procedures and job specification are adhered to by the Team Members.Implement programs, procedures and identify and recommend opportunities to decrease costs and increase service levels.Monitor key maintenance parameters such as asset utilization, maintenance cost, PM compliance, schedule compliance, etc.Ensure maximum usage of the computerized maintenance management system (CMMS) for tracking work orders, spare parts, and maintenance history of property equipment.Keep equipment operational by coordinating maintenance and repair services; following manufacturer's instructions and established procedures; requesting special services.Ensure that training manuals for the maintenance department are update.Ensure that maintenance technicians are adequately trained, equipped, and motivated so that the maintenance program can be accomplished in a safe, timely, and cost -effective manner.Identify skills gaps and recommend training needs for maintenance technician.Communicate regularly with all maintenance technicians, both individually and as a group, to ensure good two -way communication concerning maintenance issues.Execute management policies to hire, suspend, layoff, discharge, re -assign or discipline employees.Assist with hiring of maintenance personnel.Maintain and repair maintenance shop equipment.Reviews the operation of property equipment and systems constantly, to minimize unplanned downtime, anticipate solve problems in a timely manner, and to identify opportunities for improvement.Perform regular area inspections to evaluate/monitor performance, customer satisfaction and ensure monthly compliance in all building areas.Role model in maintaining safety, health, and environmental policies and procedures.Implement safety program for the maintenance department; safety records to uphold standards of maximum safety for all.Ensure proper usage and inventories of materials, spare parts, maintenance supplies, and equipment.Maintain professional and technical knowledge by attending educational workshops; reviewing professional publications; establishing personal networks; participating in professional societies.Perform other duties as requested. Requirements EXPERIENCE REQUIRED Degreein Engineering or related courses.Minimum of 5 years as Supervisor or Technical Lead ina related field/industryMust be a licensed Mechanical / Technical / Civil EngineerMust have broad experience in Hotel / Residential / Commercial Operation and Repair and Maintenance worksMust have hands -on experience in handling Guest related services and concernsExperience in handling a large team and able to manage their workloads accordinglyExtent experience in construction management
