JOB SUMMARY:

We are seeking a highly responsible and proactive Property Manager to oversee the day-to-day operations, technical maintenance, and administrative management of a residential village/subdivision. The ideal candidate will ensure the safety, functionality, and smooth coordination of all village services including security, surveillance, utilities (water, power), common area maintenance, and resident relations.

The Property Manager must be technically competent, administratively organized, and capable of leading a team. The role includes direct coordination with residents, service providers, utility companies, and internal staff to address and resolve all concerns efficiently and professionally.

KEY RESPONSIBILITIES:

Technical & Operational Oversight

  • Monitor and manage the operations of village utilities (water, electricity, sewage systems, etc.).
  • Oversee preventive and corrective maintenance of common areas, facilities, and equipment.
  • Supervise and inspect repair works, contractor activities, and general maintenance.
  • Ensure all technical systems and services are running optimally and safely.

Security & Surveillance

  • Coordinate and monitor security personnel and CCTV surveillance activities.
  • Implement and enforce access control procedures for residents, guests, and service providers.
  • Ensure emergency protocols are in place and that the subdivision is safe and secure at all times.

Administrative Functions

  • Manage village permits, records, and official correspondence with residents and external agencies.
  • Coordinate with utility providers and suppliers for services and billing.
  • Ensure proper collection and documentation of association dues and other fees.
  • Prepare and submit regular reports on operations, expenses, and incidents.

Resident Coordination

  • Serve as the main point of contact for residents' concerns, complaints, and requests.
  • Maintain a positive relationship with the homeowner's association or board.
  • Ensure timely communication of updates, maintenance notices, and village advisories.

QUALIFICATIONS:

  • At least 3–5 years of managerial experience in property management, facilities supervision, subdivision/village operations, or related fields.
  • Resident of Davao City or willing to be based in Davao City.
  • Strong background in technical oversight (repairs, electrical, plumbing, utilities) and general maintenance supervision.
  • Proven ability to manage security operations, utility systems, and community-wide services.
  • Excellent communication, interpersonal, and problem-solving skills.
  • Strong organizational and administrative capabilities.
  • Valid driver's license and ability to drive (motorcycle or vehicle as needed).
  • Computer literate and able to handle reports, spreadsheets, and communication tools.
  • Ability to work independently and handle multiple tasks effectively.

ADDITIONAL REQUIREMENTS:

  • Can start immediately / ASAP.
  • Preferably with background in managing a village, gated subdivision, or residential complex.
  • Trustworthy, decisive, and with high attention to detail.
