Job Overview:

Philteq Enterprise Inc. is a trusted IT distribution company with over 20 years of experience in the industry. In line with our expansion efforts and our commitment to delivering affordable, high-quality products, we are now hiring for one of our affiliate company.

We are seeking a proactive and detail-oriented Leasing and Leasing and Support Officer to drive the expansion of our retail presence. The ideal candidate will manage site selection, leasing negotiations, store renovations, vendor coordination, and store opening support while ensuring alignment with brand standards and business objectives.

Key Responsibilities:

1. Site Selection and Leasing Coordination

  • Research potential commercial areas and shopping mall opportunities for new store locations based on brand positioning and target market.
  • Establish long-term partnerships with leasing departments of major malls (SM, Ayala, Robinsons, etc.).
  • Obtain and analyze site floor plans, foot traffic data, competitor brand layouts, and leasing conditions for comparative analysis.
  • Assist in tenancy negotiations, rental and fee terms, and preparation of location evaluation reports; prepare necessary documents for tenancy applications.
  • Follow up on the mall lease contract signing process to ensure timely submission and filing.

2. Store Renovation Coordination

  • Coordinate with the mall's engineering department to ensure renovation designs and construction plans meet mall standards (e.g., PCAB-certified contractor requirements).
  • Assist in selecting qualified contractors, collecting their qualifications (PCAB certificate, previous mall experience, etc.).
  • Arrange site inspections, collect quotes, schedules, and contract documents, and assist in evaluating vendor capabilities.
  • Follow up on construction permit applications, construction schedules, barricades, and site clearance plans.
  • Communicate regularly with headquarters, mall engineering representatives, and construction teams to ensure timely store openings.

3. Third-Party Vendor Sourcing

  • Coordinate with suppliers to ensure compliance with mall requirements and company standards, including:

  • Advertising Production Company (Roadshow): Must have experience with large-scale advertising installations and familiarity with SM/Ayala advertising approval processes.

  • Booth/Installation Service Providers: Must provide a list of malls where services were successfully provided and a report on structural stability.
  • POS System Supplier (Cash Register System): Must provide BIR registration, PTU certification, equipment serial numbers, and after-sales training materials.
  • Negotiate project quotes, delivery timelines, and service terms, organize supplier meetings, and draft procurement recommendation reports.
  • Follow up on material delivery and installation to ensure compliance with timelines and mall standards.

4. Opening Support and In-Store Training

  • Assist with the delivery of resources and materials to the store before opening (advertising materials, uniforms, cash registers, products, etc.).
  • Provide basic training for store employees on:

  • Mall rules, in-store traffic flow, and advertising collaboration guidelines.

  • POS system operation and basic cashier procedures.
  • Support pre-opening activities with daily testing, mock process drills, and on-site support (e.g., test transactions, receipt printing, Z-Read process).
  • Collaborate with the operations team to ensure a smooth store opening.

Qualifications & Requirements:

· Minimum of 3 years of experience in store expansion, site selection, renovation coordination, or supply chain management in industries such as retail, food and beverage, or travel.

· Familiarity with the mall leasing process in the Philippines, contract terms, and renovation approval requirements.

· Strong negotiation, analytical, and project management skills.

· Ability to independently coordinate with multiple parties, including mall leasing teams, contractors, advertisers, and technology suppliers.

· Fluent in English and Filipino; Chinese communication skills preferred.

· Familiarity with POS systems and basic retail store operations is a plus.
