Role SummaryLead the planning, execution, and delivery of waterproofing works (e.g. bentonite geotextile, liquid membranes) and premium interior fit-out projects for medium- to high-end residential and commercial developments such as luxury condos, boutique offices, retail flagships, and hospitality spaces.This role combines technical expertise, aesthetics sensitivity, and strong project controls to meet Alibaton's standards of durability, design quality, and on-time delivery.Key Responsibilities:Pre-ConstructionReview and finalize architectural & interior design packages for luxury-grade finishes.Prepare method statements for bentonite waterproofing, wet area detailing, acoustic treatment, and high-end finish installation.Develop detailed budgets, schedules (Primavera/MS Project), and manpower plans.Vet and onboard specialty subcontractors (millwork, stone, metal, lighting, MEP for high-spec interiors).Construction ManagementSupervise waterproofing installation (basement, roof decks, podium gardens) ensuring compliance with ASTM/BBA standards.Manage multi-trade fit-out works:Fine carpentry, marble/stone, premium flooring, wall systemsDesigner kitchens, luxury bath suitesCustom lighting and integrated MEP/automation systemsOversee mock-ups, sample approvals, and shop drawing reviews for design intent and quality.Quality, Cost & ScheduleMaintain rigorous QA/QC: surface prep checks, adhesion/flood testing, finish tolerances.Control budgets and certify progress billing; prepare variation claims when design changes occur.Track look-ahead schedules and drive recovery plans if slippage occurs.Stakeholder CoordinationAct as primary liaison between Alibaton, designers, consultants, and high-net-worth clients or commercial landlords.Provide weekly/monthly reports (progress, financial status, S-curves).Ensure seamless turnover with complete as-built documentation and warranty packages.Candidate Requirements Education & CredentialsLicensed Civil Engineer or Architect (Philippines PRC).Training or certification in project management (PMP, PRINCE2) or interior fit-out management is advantageous.Experience7+ years total construction experience, with at least 3 years as Project Manager on medium- to high-end residential or commercial fit-outs.Proven success delivering luxury condos, premium offices, high-spec retail or hospitality interiors.Solid track record in bentonite/geotextile waterproofing and high-performance envelope detailing.Technical SkillsDeep knowledge of luxury finishing standards (natural stone, high-grade veneers, custom lighting, acoustic treatments).Strong grasp of waterproofing chemistry and methods.Proficiency in Primavera or MS Project, AutoCAD/REVIT, and cost-tracking systems.Skilled in contract administration, claims, and change-order management.Soft SkillsStrong design appreciation and eye for detail.Excellent communication in English and Filipino for client-facing and consultant coordination.Leadership and team-building across multiple high-skill trades.Performance KPIsOn-time completion within budget.Zero safety incidents and minimal punch-list defects (
