We are seeking a detail-oriented and persistent Real Estate Skip Tracer to join our acquisitions team. The primary responsibility of this role is to locate and verify up-to-date contact information (phone numbers, email addresses, and mailing addresses) for property owners who are difficult to reach or are absent. The Skip Tracer plays a critical role in fueling our lead generation pipeline by providing the necessary data for our acquisitions team to pursue potential real estate deals, especially distressed, vacant, or high-equity properties.

Key Responsibilities

  • Data Research and Compilation: Conduct high-volume skip tracing using various legal tools, databases, and public.
  • Lead List Management: Process and clean bulk lists of property addresses, ensuring data accuracy and minimizing duplicates before and after tracing.
  • Information Verification: Cross-reference and analyze gathered information to determine the most accurate and current contact details for the property owner(s).
  • Database Maintenance: Accurately log all findings, contact information, and research outcomes into the company's Customer Relationship Management (CRM) system or lead tracking software.
  • Support Acquisitions: Work closely with the Acquisitions/Cold Calling team to ensure they have high-quality, actionable contact data for outreach efforts.
  • Compliance: Maintain strict confidentiality and adhere to all relevant local, state, and federal regulations regarding data privacy and information gathering.

Qualifications and Skills

  • Experience: Proven experience (X+ years) in skip tracing, collections, lead generation, or a research-intensive role, preferably within the real estate investment sector.
  • Technical Proficiency: Expertise in using professional skip tracing software and advanced search techniques.
  • Analytical Skills: Strong ability to analyze fragmented data, solve investigative puzzles, and appropriately locate individuals.
  • Attention to Detail: Exceptional focus on accuracy and meticulous record-keeping is essential.
  • Software Skills: Proficient with Microsoft Excel/Google Sheets (for list management) and CRM platforms.
  • Persistence and Resourcefulness: A determined attitude and the resourcefulness to pursue difficult-to-find leads.
