Right-Of-Way Specialist

A Right of Way Specialist acquires and manages land rights for infrastructure projects by conducting due diligence, securing permits, and negotiating with landowners, all while coordinating with legal and technical teams and resolving stakeholder issues. They handle extensive paperwork, ensure compliance with laws, and serve as a key liaison to maintain positive relationships and achieve project goals.
Key Responsibilities
- Land Acquisition & Permits:
Secure necessary documents, permits, and licenses for projects, such as transmission lines or roads.
- Due Diligence:
Research the legality of land, conduct title record research, and identify potential legal risks and project roadblocks.
- Negotiation:
Effectively negotiate with landowners and other stakeholders to acquire rights of way and resolve complaints or damage claims.
- Coordination & Collaboration:
Work with internal technical, engineering, and legal teams to identify routes and potential issues, as well as external stakeholders.
- Document Management:
Prepare, organize, and maintain legal agreements, permits, and other required documents.
- Risk Management:
Help manage commercial and legal risks throughout the acquisition process to protect the company's interests.
- Stakeholder Relations:
Build and maintain relationships with landowners, government agencies, and other stakeholders to facilitate project approvals and progress.
- Legal & Regulatory Compliance:
Ensure all actions adhere to local, state, and federal laws, regulations, and procedures.
Required Skills and Qualifications
- Legal & Real Estate Knowledge:
Understanding of property laws, real estate transactions, surveying, and land acquisition processes.
- Negotiation & Interpersonal Skills:
Ability to negotiate effectively, build rapport with diverse individuals, and handle conflicts.
- Communication:
Excellent verbal and written communication skills.
- Organization & Attention to Detail:
Strong organizational skills and a meticulous approach to document processing and compliance.
- Technical Proficiency:
Familiarity with software such as Microsoft Office Suite and Geographic Information Systems (GIS).
- Proactive & Self-Motivated:
Ability to work independently, manage multiple tasks, and prioritize effectively.
- Travel & Flexibility:
A valid driver's license and willingness to travel and work flexible hours.
