Key Responsibilities:

1. Maintenance Operations:

  • Conduct regular inspections of property systems, including HVAC, electrical, plumbing, and structural components, to identify and address maintenance needs.

  • Develop and implement preventive maintenance programs to prolong the lifespan of equipment and reduce downtime.

  • Coordinate and oversee day-to-day maintenance tasks, ensuring timely responses to work orders and tenant requests.

2. Project Management:

  • Plan and execute building renovation projects, upgrades, and repairs, ensuring projects are completed on time and within budget.

  • Collaborate with contractors and vendors to obtain quotes, manage contracts, and oversee work performed on-site.

  • Prepare project reports and updates for property management, ensuring transparency in project status and any issues that arise.

3. Compliance and Safety:

  • Ensure that properties comply with local regulations, including health and safety codes, building codes.

  • Conduct safety inspections and maintain records to ensure that all property systems and equipment are operating safely and effectively.

  • Develop and implement emergency response plans, training staff on procedures to respond to various emergencies.

4. Budgeting and Cost Management:

  • Assist in the preparation of annual maintenance budgets, monitoring expenses, and identifying cost-saving opportunities.

  • Maintain accurate records of maintenance activities, expenditures, and inventory to assist with budgeting and reporting.

5. Technical Support:

  • Provide technical expertise related to building systems and equipment, including troubleshooting complex issues as they arise.

  • Stay updated on industry trends, best practices, and emerging technologies that may benefit property operations.

  • Train and mentor maintenance staff in technical skills and safety procedures as needed.

Qualifications:

Education:

Bachelor's degree in engineering (mechanical, electrical, civil, or a related field) preferred; relevant certifications are a plus.

Experience:

  • 3+ years of experience in property engineering, facility management, or related fields.

  • Proven experience with building systems, construction, and maintenance operations.

Licenses/Certifications:

  • Relevant certifications (e.g., HVAC, Electrical, Plumbing, or Professional Engineer license) are preferred.

Skills:

  • Strong technical knowledge of mechanical, electrical, plumbing systems, and building infrastructure.

  • Proficient in using building management software, CAD programs, and maintenance tracking systems.

  • Excellent problem-solving skills and the ability to work effectively under pressure.

  • Strong organizational skills with the ability to manage multiple tasks and priorities simultaneously.

  • Effective communication and interpersonal skills to collaborate with teams, vendors, and tenants.
